7R is launching 7R Park Warsaw South III, a warehouse park in Sękocin near Warsaw comprising two buildings with a total leasable area of approximately 47,000 sqm. Construction begins in early August 2026. Before breaking ground, 7R has already signed its first lease: Strefa Tenisa, Poland's largest e-commerce retailer of tennis equipment, has taken 3,500 sqm.
The park is located near the S8 expressway and the Opacz junction, connecting the S2, S7 and S8 routes and the A2 motorway, giving tenants access to Warsaw city centre, Chopin Airport and national transport routes. The project targets companies in e-commerce, omnichannel, retail, last-mile logistics, distribution and light manufacturing.
"Our return to the Warsaw market is one of the key elements of our growth strategy in Poland. Sękocin is one of the most important logistics locations in the southern part of the metropolitan area. Securing the first tenant before construction confirms the commercial potential of the investment," said Izabela Trancygier, Head of Region Central & South at 7R.
Sławomir Sylwestrzak, President of the Management Board of Strefa Tenisa, said: "The growth of Strefa Tenisa in Poland and our position in Central and Eastern Europe require strategic decisions in logistics. The 3,500 sqm space will improve our operational processes, increase e-commerce efficiency and ensure faster order fulfilment. The location in Sękocin combines proximity to the Warsaw consumer market with convenient access to main transport arteries." Jakub Rzeżuchowski, Senior Leasing Manager at 7R, added: "7R Park Warsaw South III gives tenants freedom in configuring warehouse modules and office facilities. The agreement with Strefa Tenisa shows that the project responds to the requirements of growing companies."
The buildings will offer 10 m clear height, floor load capacity of 7 t/sqm, a 12 x 22.5 m column grid and hydraulic loading docks. Modules start from 1,620 sqm. The park will include BMS, LED lighting, a photovoltaic installation and EV charging stations, and is being developed to BREEAM Excellent standards. Completion of the first phase is scheduled for March 2027.
