Czech Republic registers EU’s strongest house price growth in Q3 2021

COVID-19 set to stop European housing price growth

New housing has become more expensive in most European countries over the last years, including 2019. Among 23 countries participating in Deloitte Property Index Study, 20 showed growth in prices of new dwellings and only three of them saw a price decrease. Experts in the residential real estate market expected the growth trend to continue in 2020, but they became less optimistic in the context of COVID-19 pandemic. Thus, in almost half of participating countries, the residential market is expected to stagnate this year in terms of price and experts in only six countries have positive expectations.

New home sales grow further in Warsaw

Sales numbers for new housing units in Warsaw in the first three quarters of 2019 amounted to 17,500, which was an increase of 7% y-o-y. In 7 out of 18 districts in the capital, the average prices of units on offer exceeded €2,500 (PLN 11,000) per sqm, according to JLL.

International Campus acquires Prague student housing project

International Campus AG, a specialist in micro-living products, is continuing its growth in Europe and expanding into the Czech Republic. In a joint venture with Czech project developer Karlín Group, International Campus has acquired a development project in the Holešovice district of Prague with 529 high-quality apartments for students. It has been agreed not to disclose the purchase price. The building that is to become “THE FIZZ Prague” will have a gross floor area above ground level of 16,529 square metres over eight floors. The opening is planned for Q1 2020.

New student housing project planned in Warsaw

Golub GetHouse has signed the purchase agreement of the property located at Jagiellońska Street 82 in the Warsaw district of Praga-Północ. The investment plot with a total area of 11,533 sqm is located opposite the Kozminski University. In the first stage of the project, a modern student house with cca. 430 beds and with student amenities will be constructed. The investment will be covered by the Golub GetHouse Property Fund II FIZ and in partnership with CA Ventures company, specializing in the construction of student houses in the USA.

New leases

  • 7R Park Poznań West has been fully leased. The latest tenants are Still, a supplier of forklifts and warehouse technology, and Cycle, a company offering services for electric bicycles. Both companies will occupy a total of 6,800 sqm of space.
  • Eurocash Group is staying at the Warsaw office complex Diuna from the portfolio of PineBridge Benson Elliot and Syrena Real Estate for the next few years.The company has signed an agreement to lease four floors in Building A, totalling nearly 4,600 sqm of space.
  • MEDiVET S.A., a provider of veterinary services and products, has leased more than 6,500 sqm of warehouse and office space in Fortress Logistics Park Bydgoszcz. It was advised by global real estate services firm Cushman & Wakefield.

New appointments

  • Polski Związek Firm Deweloperskich (Polish Association of Property Developers) elected new authorities at its general meeting in Katowice. Maciej Wandzel was elected chairman of the board. He will replace Grzegorz Kiełpsz, who became honorary president of the PZFD.
  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
  • Paulina Strutyńska has been promoted to the position of Leasing & Asset Director at Skanska’s commercial development business unit. She is now responsible for leasing processes in the Warsaw market as well as Key Customer Management. Agnieszka Krawczyk-Rogowska is responsible for project commercialization and client liaison in Gdańsk, Kraków, and Bucharest, while Marek Stasieńko is responsible for the Wrocław, Poznań, and Łódź markets.
