The volume of new mortgage loans amounted to €1.1 billion in Q1 2024, up by around 29% compared to the same period of last year, according to a report by SVN Romania | Credit & Financial Solutions.


The volume climbed to €2.15 billion during Q1, if we consider refinancing, conversion, transfers and restructuring operations for mortgages. This amount was more than 95% higher compared to Q1 2023.

“The mortgage loan market in Romania has been recovering fast, coordinated with the increase of sold homes, which was up by 19% in the first three months of this year compared to the same period of last year,” said Alexandru Rădulescu, Managing Partner SVN Romania | Credit & Financial Solutions.

The growth of the mortgage market in the first months of this year has been recorded on the backdrop of a falling trends for fixed interest rates, which have fallen under 5%.

In 2023, the national average value of a mortgage loan in 2023 was around €62,000, while the national average price of a property transacted through a mortgage loan in 2023 was €85,000, up from €82,000 in 2022, according to data by SVN Romania | Credit & Financial Solutions.

In total, around 48,000 new mortgage loans were granted last year, compared with a level of around 55,000 new mortgage loans granted in 2022.

  • Galeria Askana in Gorzów Wielkopolski has significantly bolstered its retail mix by signing a lease agreement with HalfPrice for a unit exceeding 2,000 sqm. The off-price retailer, part of Grupa Modivo, is scheduled to open its doors at the end of August 2026. The project features a large-format layout with the potential to expand the footprint to nearly 2,700 sqm.
  • The global fintech group - Capital.com - has extended its lease agreement for 3,000 sqm of office space in the Skyliner office building in Warsaw until 2032. Over the past 12 months, lease extension agreements for a total of nearly 12,000 sqm have been signed in the building.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
