In the area of the Fuzja by Echo Investment in Łódź, the works related to the construction of the shell of two office buildings have been completed, and the traditional topping out ceremony has been held. Obtaining an occupancy permit is planned for the first quarter of 2022. Medusa Group studio is responsible for the architectural design.


The symbolic topping out of the office buildings, according to the builders’ tradition, marked reaching the highest structural point of both buildings. The office buildings will have respectively five and six above-ground floors and one underground floor each, and will offer a total area of over 19,000 sqm. They will function as an integral part of the new urban space, returning to life after many years.

"A topping out is a very important moment during the construction of any investment. Over the last few months, the inhabitants of Łódź have had the opportunity to observe how successive floors were built up, creating buildings that will become part of a multifunctional project, as Fuzja will undoubtedly be such a place. Today, at the construction site, the installation works are underway. The façade works carried out at the moment include mounting insulation and a substructure for the façade cladding. Also the works related to the implementation of external networks are in progress. We have completed the renovation of the historic wall on the south side, and we are starting finishing works inside the building. We plan to obtain the occupancy permit for the buildings in the first quarter of 2022", says Rafał Kornatko, project manager in Echo Investment's office department.

An additional advantage of both buildings is nearly 3-meter high office space, which will allow free daylight access to all the rooms in the office buildings. The buildings have been designed in accordance with the BREEAM certificate guidelines, and are being built according to them, which is reflected, among other things, in low energy consumption, as well as the use of an environmentally friendly building and finishing materials.

"We are constructing these office buildings for the Fujitsu company, which has decided to move its seat in Łódź to Fuzja. It is a great achievement for us, because this tenant will take up almost the entire office space of both buildings. Fuzja is a unique and charming post-industrial space that combines history with modern solutions, high standard and a great location in the city center. The employees will have direct access to the commercial, restaurant and entertainment offer. After work, they will be able to do shopping here, go out for lunch with friends or have a delicious coffee in one of the cozy cafes that will be located within the area. It will also be a great place to organize business meetings and lunches. The office buildings will be surrounded by greenery, alleys and squares, not to mention the unforgettable view of the amazing and already restored historic Scheibler power plant from the beginning of the 20th century. All this will make Fuzja a great place to live, spend free time and work", says Katarzyna Kubicka, regional director in the offices department at Echo Investment.

The investment of Fuzja, implemented in a number of stages, will combine office, retail, service and restaurant functions, together with residential buildings, a city square and open green common areas of nearly 4 hectares. All this will be available in the vicinity of the historic buildings of the former Karol Scheibler’s textile factories, being the heritage of Łódź Fabryczna. In total, 20 buildings, including 14 historical ones, will be located on the area of 8 hectares.

  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
