Building H, the recently handed-over eighth component of the Bonarka for Business (B4B) project of TriGranit in Kraków, reached an occupancy rate of 60%. This Class A building, with an overall rental area of approx. 10,000 sqm, was handed over for use in April this year, simultaneously becoming the new office of, among others, the Aterima company, a long-time B4B tenant. Due to the large demand in Kraków for Class-A offices, TriGranit plans to construct two more buildings in the office complex (I and J), with a rental area of approx. 10,000 sqm each.


Aterima, a recruitment company registered in Kraków and long-time tenant at the Bonarka for Business complex, has decided to rent further 1,255 sqm located on the fourth floor in Building H. With this newly rented area, the occupancy rate of this building is now 60% – all this in just 4 months from the final handover. At the same time, as an expression of its satisfaction, Innogy, one of the largest energy companies in Europe and also a long-time tenant at Building E, decided to extend the lease contract for approx. 2500 sqm.

“I am pleased to welcome our long-time tenant to the eighth building of the B4B complex. This is evidence that Bonarka for Business delivers one of its promised benefits: the possibility of expansion without having to leave the complex. In order to meet further demand for Class-A office space in Kraków, TriGranit will begin the construction of two new office buildings in the B4B complex, which will provide another 20,000 sqm. Moreover, the first stage of the Silesia for Business project will be started in Katowice, with a total rental area of 26,000 sqm while there is also an office project – Millennium Gardens – in Budapest, with a total rental area of 37,000 sqm, that is currently being developed on schedule, and its final handover is planned for Q2 2021,” said Tomasz Lisiecki, Chief Executive Officer of TriGranit.

The B4B office complex is a project consisting of modern Class A offices, consistent with the current highest standards, located in the heart of Bonarka City Center – a multifunctional city centre in the Krakow Podgórze district, close to the historical centre of Krakow, the city’s main arteries, the Krakow ring road and the A4 motorway. This city centre project is a unique development on the Krakow retail and office market as it is a classic brownfield project – where a 19 ha industrial area had been turned into a modern business area. Buildings A, B, C, D, E, F, G and H are already completed, offering 75,000 sqm GLA to the tenants. The construction launch of the next building (I) is under preparation. Due to the active office market in Krakow, a further building (J) is planned to be built in the coming years. Currently, the B4B buildings A, B, C, D, E, F and G are operating with a 100% occupancy rate. The main tenants in the complex are Alexander Mann Solutions, State Street, Euroclear, Pegasystems, Herbalife Nutrition, Lufthansa Global Business Services, Innogy, SolarWinds, Global Logic and New Work. Ultimately, Bonarka for Business will offer altogether 10 office buildings with a total leasable area of 95,000 sqm with a value of €200 million.

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.

The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
