Building H, the eighth element of TriGranit’s Bonarka for Business (B4B), one of the most popular office complexes in Kraków, has been opened. The eight-storey, Class A office building with 9,855 sqm GLA already has a 45% occupancy rate, while the occupancy of Building F has recently reached 100%. So far in 2019, there have been more than 11,000 sqm new leases or lease extensions in the Bonarka office complex. TriGranit is preparing the delivery of two further office projects in the B4B complex, Building I and Building J, each with 10,000 sqm GLA.


The 9,855 sqm GLA Building H with the highest building standards has received the occupancy permit at the end of April 2019 and has just been officially handed over, extending the Bonarka for Business office complex to over 75,000 sqm modern office space. The compelling office building with a façade half made of glass has received the BREEAM certificate at the ‘Very good’ level. With first tenants – City Break, New Work and Herbalife Nutrition – the building reaches an occupancy level of 45%. As new tenant and first canteen in the whole B4B complex, City Break has opened its 400 sqm restaurant on the ground floor, while New Work, one of the Top 3 Service Office Providers in CEE, has signed their office lease agreement for ca 2,800 sqm.
 
“I am very pleased with the launch of Building H, the 8th building in our Bonarka for Business office project in Krakow which now consists of close to 75,000 sqm GLA. We are benefitting from the strength of the Central and Eastern European economies and healthy office market dynamics.  We will be launching this year the construction of further two office buildings in the B4B complex, for a total of 20,000 sqm GLA and the first phase of Silesia for Business in Katowice with 26,000 sqm GLA this summer.  The construction of Millennium Gardens office development in Budapest with 37,000 sqm GLA is progressing well with completion anticipated in Q2 2021. With these projects, TriGranit’s office pipeline is close to 100,000 sqm GLA in three CEE cities," said Tom Lisiecki, Chief Executive Officer of TriGranit.
 
The B4B business park is a project consisting of modern class A offices, consistent with the current highest standards, located in the heart of Bonarka City Center – a multifunctional city centre in the Krakow Podgórze district, close to the historical centre of Krakow, the city’s main arteries, the Krakow ring road and the A4 motorway. This city centre project is a unique development on the Krakow retail and office market as it is a classic brownfield project – where a 19 ha industrial area had been turned into a modern business area. Buildings A, B, C, D, E, F, G and H are already completed, providing 75,000 sqm GLA to the tenants. The construction launch of the next building (I) is under preparation. Due to the active office market in Krakow, a further building (J) is planned to be built in the coming years. Ultimately, Bonarka for Business will offer altogether 10 office buildings with a total leasable area of 95,000 sqm with a value of €200 million.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
