International real estate developer HB Reavis has signed a preliminary sale agreement to sell two of its buildings, situated in Warsaw, to Savills Investment Management on behalf of a Global Pension Fund client. In one of the largest transactions of the year in Poland and also in Central and Eastern Europe amounting to €186 million, Savills Investment Management has acquired buildings A and B of the Gdanski Business Center in Warsaw, totalling 48,000 sqm.
HB Reavis has successfully leased 5,000 sqm of office space to five different companies at Gdanski Business Center and Postepu 14 located in the city fringe of Warsaw. Groupe SEB Polska and Joseph’s Bistro & Wine restaurant are new clients, whereas KPMG, WebInterpret and Fab Tax & Accountancy by Bilans SA extended their existing leasing agreements.
JLL has been selected as property manager for the Wołoska 24 office building in Warsaw. The firm’s responsibilities include maintaining the best relations with tenants and the complex operational, technical and financial management of the property. Ghelamco is the project’s investor and developer.
International real estate developer HB Reavis has sold its Konstruktorska Business Center to international real estate investment company Golden Star Estate B.V. in the developer’s first divestment in the Polish market.
Money Makers TFI, an investment fund owned the Alior Bank group, and ProData Consult, an IT consulting services provider, decided to remain in Warsaw’s Horizon Plaza for the following years and expand their offices. Knight Frank brokered the transaction and represented Union Investment Real Estate GmbH, the property owner.
Sixteen office buildings have been completed in Warsaw in the first half of 2016, totalling 350,000 sqm. 100,000 sqm is scheduled for completion in H2 2016, which will bring the annual supply to a new record high of 450,000 sqm. pbb Deutsche Pfandbriefbank provided an investment facility of €34 million to IMMOFINANZ. The proceeds will be utilized for the refinancing of the Nimbus office building in Warsaw. The transaction closed in July 2016.
Norway-based Libertech Group has signed a lease on more than 700 sqm of office space in Warsaw Spire. The company intends to set up its headquarters for the CEE region in Poland. Cushman & Wakefield has advised the tenant in the lease negotiations. It will also coordinate and oversee the office fit-out.
Deutsche Hypothekenbank is acting as the sole lender to a real estate company, which is managed on behalf of four independent investors by Warburg-HIH Invest Real Estate GmbH, for the purchase of the Prime Corporate Center office building in Warsaw. The financing volume amounts to € 40.5 million. In addition to this long-term investment financing, Deutsche Hypo is also providing a short-term bridging loan to cover the VAT element in the amount of € 14.2 million.
A Polish logistics company has leased 1,500 sqm of warehouse and office space at MLP Business Park Poznań. MLP Group, the developer and owner of the urban logistics park, is to revitalise an old warehouse building that will be customised for the tenant. This facility should be ready at the beginning of Q4 2021.
Adara, a supplier of ingredients for the cosmetic and pharmaceutical industries, has leased 800 sqm of warehouse and office space in 7R City Flex Warsaw Airport I. The tenant was represented during the lease negotiations by real estate advisory firm Cresa.
A Polish IT company, STM Cyber Sp. z o.o. decided to lease over 300 sqm in the Business Garden office complex in Warsaw. The tenant was represented in the negotiation process by AXI IMMO. The owner of the complex is Vastint.
Karolina Furmańska has joined the Consulting & Research team of Cushman & Wakefield Poland as a Senior Residential Analyst with responsibility for advisory to PRS clients. Prior to joining C&W, she was a member of JLL’s Living Investment Team, which was responsible for transaction advisory comprising rental apartments, purpose-built student accommodation, co-living and other income-producing assets in the residential sector.
