Trigema Group buys ski resort in Rokytnice nad Jizerou

Trigema Group is expanding its portfolio of ski resorts. After the ski resorts Monínec in Central Bohemia and Samota near Železná Ruda in Šumava, it is heading to the Krkonoše Mountains, where it is buying the ski resort in Rokytnice nad Jizerou. The price was not specified, but Trigema intends to invest CZK 1.3 billion (€53.4 million) in the area, mainly in the Horní Domky and Studenov parts, writes online daily newstream.cz.

Average price of older Czech flats falls 9% year-on-year

The average price of older flats in the Czech Republic fell by nine percent year-on-year to CZK 82,351 per sqm (€3,510 per sqm), which brought an overall increase in sales by two-thirds compared to the previous year. However, Prague has seen the fewest sales of older apartments in four years. According to ČTK and HN.cz, this is the result of a study by the real estate group European Housing Services (EHS), which uses data from its founding members, Bezrealitky and Maxima Reality.

Prague's market for new flats recovers

The latest data from Q1 2023 show a recovery of the new flats market in Prague. Quarter-on-quarter, sales increased by almost a fifth. The mortgage market, which has also seen a rally in recent months, but also the return of investors, will have an impact on further developments. Neither offer nor sale prices have changed significantly compared to the previous period. This is mainly due to persistently high construction costs, slow permitting of new construction and temporary postponement of some planned projects, according to the market analysis of development companies Trigema, Skanska and Central Group.

Trigema makes proptech investment

Czech investment and development group Trigema has bought a 51% stake in CenovaMapa.org, the market leader in online real estate valuation. Its founder, Hyposervis, retains 49% of the company. Following the acquisition, the parties did not disclose the amount. The newly created real estate data provider has been renamed Dataligence.

Mint buys Plzeň apartment buildings from Trigema

Mint Investments’ residential fund (MINT I. rezidenční podfond SICAV) has entered into an agreement for the acquisition of four apartment buildings in Plzeň-Skvrňany with developer Trigema Real Estate. Construction of the 100 apartments for rent is scheduled to be completed in Q4 2022. The parties did not unveil the transaction price.

New leases

  • Hungarian startup Colossyan has leased 1,000 sqm at Academia Offices, in Budapest, at the end of May. The office project was opened six months ago and has already reached an occupancy rate of 80%.
  • PGD Sp. z o.o., a distributor of products for bakeries, confectioneries and ice-cream parlours, has leased approx. 2,000 sqm of production and warehouse space in Waimea Airport Logistics Park Szczecin-Goleniów investment. Axi Immo was the agent representing the tenant in negotiating and selecting a new location.
  • Tetra Pak, a global player in food processing and packaging industry, has leased approximately 1,200 sqm of space in Lakeside in Warsaw. JLL Poland is responsible for the exclusive commercialisation of the building, owned by Atenor.

New appointments

  • Robert Rogowski, former Vice President of the Management Board of Invest TDJ Estate, has been dismissed from his position. Magdalena Sierankiewicz has been appointed in his place.
  • Cushman & Wakefield Echinox appointed Cristina Lupașcu as Head of Marketing. She joined Cushman & Wakefield Echinox in 2021 as Director PR & Research, being responsible for assisting both the PR & Marketing and Research departments. Lupașcu has more than 20 years’ worth of experience in media and real estate.
  • Karolina Kunciak, an expert with experience in retail consultancy, has joined CBRE Poland. She will be responsible for high streets.
