The hotel market in Romania could become more diverse throughout the next year as a result of new brands entering the market by means of leasing or partnership contracts with real estate developers as an alternative to the management or franchise contracts. Such a business model will lead to the relaunch of the hotel market and will offer, at the same time, the possibility for real estate developers to diversify their portfolio, according to Colliers International. 

Israeli-held Elbit Imaging announced that it has signed a non-binding letter of intent with an international investment fund to sell its entire shareholding in a company owning the Radisson Complex in Bucharest, based on a property value of approximately €177.5 million.

Real estate activity during the first half of 2017 was very dynamic in Bucharest as well as throughout Romania. New deliveries, extensions and transactions have led to considerable growth in the main sectors – industrial, retail, office and investment. According to Colliers International, the upward trend will continue for the remainder of the year and will be doubled by new demands.

AFI Europe Romania published its Q2 and H1 2017 financial results, generating a Net Operating Income (NOI) from its income producing assets in Romania of €12.5 million in Q2 and close to €25 million in H1, representing respectively 10.4% and 11.5% higher results compared to the same periods in 2016.

AFI Brasov has recently obtained the construction permit and will be the third shopping center AFI Romania is developing in Romania. The shopping center will offer a total gross leasable area of 45,000 sqm, 80% of which is already leased, that will be combined with two additional Class A office towers totalling 25,000 sqm GLA. The overall investment for the mall and first office building is estimated to be over €120 million. The entire project is developed to be LEED Gold certified as a green building.   

Globalworth Real Estate Investments announced the completion of the previously announced acquisition of Green Court Bucharest Building C. The transaction was effected through the acquisition of 100% of the shares of SPC Epsilon Property Development Company s.r.l., the company owning the asset, for a consideration paid to Skanska of approximately €38 million.

AFI Europe and Dedeman have agreed to cancel the sales transaction of the AFI Park 1-3 office buildings in Bucharest, Romania.

The AFI Ploiesti shopping center, owned by AFI Europe Romania, received the LEED Gold Certification. AFI Ploiesti thus becomes the only building in town to achieve the LEED Certification.

Gross take-up on the Romanian industrial market grew by 54% in H1 2017, compared with the same period of 2016, to 350,000 sqm. According to JLL Romania, the total demand for industrial space reached 180,000 sqm in the second quarter, a comparable level with the one registered in the first quarter of this year.

Immochan Romania has acquired Coresi Business Park in Brasov from Jacobs Holding. The 40,000 sqm office project is located next to Immochan’s retail and residential developments. The transaction price has not been disclosed.
