EPP delists from stock exchanges and shifts its portfolio

On March 8th 2022, EPP was delisted from the Johannesburg and Luxembourg stock exchanges with the support of the vast majority of the company's shareholders. The new owner of EPP is Redefine Properties, the second-largest Real Estate Investment Trust (REIT) listed on the Johannesburg Stock Exchange. There have also been changes in the EPP portfolio. The company has sold part of the assets by establishing two joint ventures and signed preliminary sale agreements for the Towarowa 22 and Power Park Opole projects.

Redefine Europe acquires M1 Marki shopping centre from Chariot

Chariot Group, an investment platform managed by Griffin Real Estate on behalf of an investment consortium, has sold the M1 Marki shopping centre to Redefine Europe – a wholly-owned subsidiary of Redefine Properties Limited, a Real Estate Investment Trust (REIT) listed on the Johannesburg Stock Exchange. The value of the deal remains undisclosed.

ELI to deliver BTS warehouse in Silesia

The portfolio of European Logistics Investment BV (ELI) is expanding thanks to a new investment located in Silesia. Together with its strategic partner Panattoni Europe, ELI will deliver a BTS warehouse and industrial space for the Weber company. The 50,000-sqm facility will be developed in Zabrze with the tenant moving there in the second half of 2021. The warehouse in Zabrze expands ELI's portfolio located in Silesia.

Tritax buys two buildings and development land near Łódź

Tritax Eurobox plc, which invests in Continental European logistics real estate assets, has acquired two recently developed prime logistics properties and development land, positioned in the core logistics location of Strykow, near Łódź in central Poland for €51.8 million (phase I) with the potential to invest a further €15.0 million developing the adjacent phase II land. The corporate acquisition reflects a net initial yield of 6.1% (net of acquisition costs to the company) and has the potential to add value through the letting of vacant units and development of the land.

Madison buys into €500 million Polish logistics platform

Madison International Realty has acquired a 46.5 per cent equity stake in European Logistics Investment platform (ELI), a circa €500 million Polish real estate portfolio, from majority owner Redefine Properties Limited, a South-African based Real Estate Investment Trust (REIT). The transaction is Madison’s first major logistics acquisition in Europe as it looks to increase its exposure to the asset class.

Panattoni and GRE launch new Polish venture

ELI, a company incorporated in Netherland, and co-managed by Griffin Real Estate (GRE), finalised the acquisition of a portfolio of nine operating logistics parks developed by Panattoni Europe. The value of the deal is around €200 million. At the same time, Panattoni Europe jointly with ELI plans to invest circa €800 million to enlarge the newly acquired portfolio into a leading Polish logistic platform. GRE and Panattoni will co-manage the new venture going onwards.

Griffin Real Estate subsidiary Chariot Top Group BV signed a preliminary agreement to acquire the “M1 Portfolio” for circa €1 billion. Sellers are funds managed by Ares Management L.P., AXA Investment Managers – Real Assets and Apollo Rida.

EPP acquires €692 million retail portfolio in Poland

EPP announced the acquisition of 12 major shopping centres and retail parks (M1 portfolio) in three tranches over the next three years. The acquisition from a consortium (owned 25% by Redefine Properties), totals €692 million and forms part of a larger 28 property portfolio that has been acquired by the consortium. Upon completion of the transaction in mid-2020, EPP’s portfolio will comprise at least 27 modern shopping centres comprising almost 1 million square metres GLA

Redefine to expand its Polish portfolio

Redefine Properties is to expand its Polish property platform with the acquisition of a strategic 25% stake in a €1 billion retail portfolio of 28 assets in Poland. Redefine is co-investing with Pimco and Oaktree Capital Management who will each have 37.5% of the portfolio which is being acquired. Key locations in the portfolio stretch from Warsaw to growing regions across the country like Krakow and Silesia.

New leases

  • Cordon Electronics, a specialist in electronics and advanced technologies, has renewed its lease agreement at MLP Pruszków II, in the immediate vicinity of Warsaw. The company will continue to occupy a total of 7,770 sqm of modern space, a footprint that includes 458 sqm dedicated to office operations.
  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
