Czech industrial stock hits 11 million sqm in Q1 2023

The Czech industrial and logistics market reached the 11 million sqm mark at the end of the first quarter of 2023. It has grown by more than 1 million sqm over the past 12 months. During Q1 2023, a total of 217,900 sqm of new industrial space was completed, representing an increase of 25 % quarter-on-quarter (Q4 2022 vs. Q1 2023). Approximately 1.23 million sqm of industrial space is currently under construction, 34 % of which is being built on a speculative basis. Despite the high volume of new completions, the vacancy rate remains low, at the level of 1.4 %, JLL reports.

Czech industrial stock expands at record pace

The Czech industrial market grew at a rapid speed in 2022. Almost 1.1 million sqm of new space was added to the market, which is over 155% of the 5-year average annually completed space and the highest recorded figure on record for the Czech market. The market overtook 10 million sqm in mid-year and just failed to overtake the 11 million sqm milestone at year-end, achieving 10.8 million sqm at the end of Q4 2022. There was 150,300 sqm of newly added modern industrial space in the last quarter, Colliers says in their latest report.

Slovakia's tallest building has only 40m to go

The tallest building in Slovakia, Eurovea Tower is rising in Bratislava by the Danube. With the completion of the 38th floor, the tower has reached 125 metres, the milestone by which it has become the highest building in the country already and has 40 metres still to come. By the end of 2022, Eurovea will be with the 47 floors and 168 metres the 1st skyscraper in the country, developer JTRE announced.

Brexit can’t stop investors in CEE

Commercial real estate investment remained strong across Europe in Q2 2016 totaling €54.0 billion, up 2.5 per cent on Q1 2016 and 30.4 per cent on the ten year average. Investment into CEE countries for H1 2016 registered a substantial increase (59%) compared to same period of last year, reaching almost €5 billion. Expectations are that for the entire year, investment volumes will reach and exceed the record volumes of 2015, with all CEE countries expected to perform strongly.

New leases

  • Galeria Askana in Gorzów Wielkopolski has significantly bolstered its retail mix by signing a lease agreement with HalfPrice for a unit exceeding 2,000 sqm. The off-price retailer, part of Grupa Modivo, is scheduled to open its doors at the end of August 2026. The project features a large-format layout with the potential to expand the footprint to nearly 2,700 sqm.
  • The global fintech group - Capital.com - has extended its lease agreement for 3,000 sqm of office space in the Skyliner office building in Warsaw until 2032. Over the past 12 months, lease extension agreements for a total of nearly 12,000 sqm have been signed in the building.
  • REHAU, a global manufacturer of advanced polymer solutions, has signed a lease for approximately 4,100 sqm of space at MLP Business Park Poznań. The new facility will integrate warehouse operations with modern office space and a dedicated showroom for product presentations, corporate meetings, and technical training.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
