Increased speculative development on the Czech industrial market

Total stock on the Czech industrial property market reached 6.71 million sqm by the end of the third quarter of 2017. From July to September this year, 68,000 sqm of new warehouse space were completed in 5 parks. Compared to Q2 2017, when a total of 208,000 sqm was delivered, it means a quarter-on-quarter decline of 67 percent. Compared to Q3 2016, when a total of 52,000 sqm was delivered to the market, it is a year-on-year increase of 31 percent. 108 Agency presented an overview of the Czech industrial property market.

Penny Market opens logistics centre in Western Hungary

German discount supermarket chain Penny Market opened a logistics centre in Veszprém, Western Hungary, following a nearly €30 million (HUF 9 billion) investment. The facility offers 26,500 sqm of warehouse space on a 10 ha land. The new warehouse can hold 15,000 pallets.

Former Coca-Cola HBC complex sold in Slovakia

At the beginning of summer 2016, a production and distribution complex owned by one of the largest non-alcoholic beverage producers Coca-Cola HBC Czech and Slovak Republics, was added to the Slovak industrial market. The complex, which offers approximately 30,000 sqm of leasable area with ca. 35,000 sqm of adjacent land for further development was exclusively marketed by the Industrial Agency team in JLL Slovakia. From October 2017 the new owner is Priemyselný areál Lúka s.r.o. The value of the transaction remains confidential.

CTP acquires ex-Nokia building in Komárom

CTP acquired the ex-Nokia building in Komárom, Hungary. The 52,771 sqm property is located on a 137,001 sqm site in Komárom Industrial Park. The property was purpose built in three phases between 1999 and 2004 and was designed by Nokia for their specific use and requirements. The whole site comprises three main buildings and further technical facilities which support the operation of the factory.

New leases

  • EPP's Outlet Park Szczecin, the only outlet centre in Western Pomerania, is strengthening its fashion offerings by signing agreements with three brands previously unavailable in the region. JACK & JONES and Evenemen, with their men's fashion collections, and the premium optician OUTLY, have already opened their stores. eobuwie will also join the tenant roster this fall. VENEZIA, TATUUM, WITTCHEN, and Pako Lorente are also continuing their partnerships with the centre, significantly expanding their stores, while Lee Wrangler and German Optiker are moving to new locations. The new agreements and extensions cover a total area of nearly 1,800 square meters.
  • mFinanse S.A. has extended its current lease at the LIFE_Building in Warsaw and expanded its office space. As of July this year, the mBank Group company will occupy a total of 350 sqm in the building owned by VIG Fund. During the transaction, VIG Fund was represented by JLL, the exclusive leasing agent for LIFE_Building, while Deloitte Legal provided legal advisory services.
  • Stay Fit Gym, the largest fitness chain in Romania and Eastern Europe, is launching a new premium concept for those seeking high-end facilities. The brand is debuting its first "Black" type centre in the Palas Iași mixed-use complex, owned by Iulius.

New appointments

  • Avison Young's Valuation and Advisory team in Poland has welcomed a new member, Michał Marynowski, who takes the role of Assistant Valuer. Among other experiences, he worked at the Court of Appeal in Warsaw, where he was responsible for verifying execution documentation for selected investments, updating data in the premises database for court buildings, and analysing tender bids. Proficient in GIS, AutoCAD, and Revit, he also has strong skills in interpreting planning documents.
  • Golden Star Group, an international investment firm operating in the real estate sector, has announced the promotion of two key specialists within its Polish team. Paweł Moczybroda has been appointed Group Chief Financial Officer, while Ewa Dragunajtys has been promoted to Head of Asset Management.
  • Tomasz Chojnacki, a commercial property expert with nearly 20 years’ experience, has joined international real estate advisory firm Newmark Polska as Regional Director for Southern Poland in its Office Department, with effect from 1 August. His key responsibilities include representing office tenants during relocations and lease renegotiations.
