Having closed CEE’s largest ever real estate transaction this summer, CTP is carrying on with its ambitious development plan. Group CFO Richard Wilkinson talked to Property Forum about the company’s upcoming projects and the financing conditions industrial developers face.

M7 Real Estate has completed the sale of a portfolio of five logistics parks across Hungary, on behalf of M7 Central European Real Estate Fund I (CEREF I).

Hines Global Income Trust has acquired a logistics property in Łódź. The property is a Class A facility designed for storage and light production and will be managed by Hines Polska. Along with its acquisition in Gdansk earlier this month, this acquisition represents Hines Global’s second Polish logistics facility.

CTP will complete the construction of a new factory in Kragujevac, Serbia for one of the world leaders in the production of car components. The investment is worth €16 million and will help create around 800 jobs in Kragujevac in the surrounding places.

Blackstone announced the launch of its pan-European last mile logistics real estate company, Mileway. The new company owns and operates approximately 1,000 logistics assets that have been acquired by real estate funds managed by Blackstone over the last several years.

Hines Global Income Trust has acquired a modern logistics park with an area of over 30,000 square meters near Gdańsk. The property purchased on 24 September 2019 from the investment platform The SEGRO European Logistics Partnership (SELP) will be managed by Hines Polska.

Element Industrial announced the completion of the first phase at ELI PARK 1 Chitila. The warehouse, with an area of 20,000 sqm is rented to Turkish-based appliances producer, Arctic. The company has already begun its operations in the new logistics space.

The importance of new locations on the industrial real estate market in Poland looks set to rapidly grow - this is the conclusion that can be drawn from the “Small town, big deal” report prepared by JLL in cooperation with Hillwood Poland and ManpowerGroup. The so-called Big Five (Warsaw, Upper Silesia, Central Poland, Poznań and Wrocław) still remain the growth engine and continuously attract the majority of investments. However, cities such as Konin, Kielce and Częstochowa are the rising stars of the Polish industrial market.

P3 has signed new leasing contracts with two companies in Romania, Coca-Cola HBC Romania and Mobexpert. The total space leased by the two companies in P3 Bucharest A1 park is of 5,000 sqm.

MLP Group is set to build a second logistics park in the Wrocław area. The MLP Wrocław West project will deliver a total of 70,000 sqm of modern space, the first handovers slated for October 2020.
