Avestus Real Estate has signed a loan agreement to refinance the Imagine office complex in Łódź. The loan for a total of €23.9 million was provided by mBank S.A.

The Infinity office building at ul. Legnicka 16 in Wrocław, near pl. Jana Pawła II, has received its final occupancy permit, which means that soon the complex offering almost 22,000 sqm of leasable area will welcome its first tenants. 

Development margins in Poland have been under pressure in recent years which is taking effect in a smaller number of projects under construction with planned occupancy dates in 2022 and 2023. Property Forum talked to Mariusz Frąckiewicz, Country Director at Avestus Real Estate Poland about the post-Covid office market in Poland, the impact of inflation and surging land prices.

As part of the restructuring of the Avestus Real Estate business, a new residential development entity, SHD Real Estate (SHD) has been established. The new company will continue to work on residential opportunities with a remit to develop across all residential sectors, including residential for rent and student accommodation. SHD will be operated and managed by the original Avestus Real Estate residential team based in Prague and they will be investing in opportunities across the country. Avestus will continue to focus on its existing commercial development portfolio, the latest project under construction being the Infinity office complex in Wroclaw.

Avestus Real Estate has selected the general contractor for the Infinity office building in Wrocław. Comprehensive implementation of the project to be developed at Jana Pawła II Square (at the junction of Legnicka and Nabycińska streets) will be the responsibility of Eiffage Polska Budownictwo S.A. The investment with a total lease area of almost 22,000 sqm is scheduled to be completed in Q1 2023.

The construction of a slurry wall as part of the construction of the Infinity office building in Wrocław has begun. The office project, which is being developed in the very heart of Wrocław, at John Paul II Square (the junction of Legnicka and Nabycińska Streets), will offer in total almost 22,000 sqm of leasable area. Eiffage Polska Budownictwo S.A. is responsible for the implementation of the current stage of works. The investment is scheduled to be completed in Q1 2023.

It took 17 months for Avestus Real Estate to develop the construction of the Imagine complex at the intersection of Al. Piłsudskiego and Al. Śmigłego-Rydza in Łódź.

The Imagine office complex in Łódź is entering its final phase of development. Buildings A and B feature the symbolic topping out, which means that the highest construction point has been reached. The investment carried out by Avestus Real Estate at the intersection of Piłsudskiego and Śmigłego-Rydza avenues in Łódź will be ready to receive tenants in Q3 2019.

Construction has begun at Infinity, a modern office project developed jointly by Avestus Real Estate and European Property Investors Special Opportunities 4 (EPISO 4), a fund advised by Tristan Capital Partners. Located in the very centre of Wrocław at John Paul II Square (at the intersection of Legnicka and Nabycińska Streets), Infinity will offer 22,036 sqm of lettable area. The ground works have commenced with completion of the building scheduled for Q3 2020.

JLL has been selected as the exclusive leasing agent for Infinity - an office scheme in Wrocław which will offer over 22,000 sqm of space. Avestus Real Estate and Tristan Capital Partners are responsible for the execution of the investment.
