Colliers has started a cooperation with Stena Fastigheter and has taken under management Spark B, its office building in Warsaw’s Wola district.

Spark B is part of a three-building office complex at 171 Solidarności Avenue in Warsaw. The 10-storey, A+ class building offers a total of approximately 19,000 sqm of leaseable office space and 152 parking spots spread across two underground storeys, as well as access to an electric car charging station. Additionally, the property is well adapted to the needs of people commuting by bike – apart from bicycle parking spaces, the complex offers special repair stations, lifts, showers and changing rooms.

Located at the intersection of two major thoroughfares in this part of the city (Okopowa Street and Solidarności Avenue), Spark B enables quick communication with other districts. There are numerous bus and tram stops in the immediate vicinity, and the closest metro station, “Rondo Daszyńskiego”, is about 8 minutes’ walk away.

“Is it a great pleasure to welcome such a prestigious building in our portoflio. With the application of advanced technological solutions, e.g. a special building management system (BMS) or a modern air filtration mechanism, as well as space arrangement that fully meets the needs of users, Spark B ensures a healthy and safe working environment, which is currently a most important issue when it comes to office properties. Sustainability is a trend constantly gaining importance in the eyes of both building owners and tenants,” says Agnieszka Krzekotowska, partner and director of the Property Management at Colliers.

Stena Fastigheter is one of Sweden's largest private real estate companies with 26,000 homes and 1,250 commercial projects in the metropolitan areas in Sweden. It conducts activities in and around Gothenburg, Stockholm, Malmö, Uppsala, Landskrona and Lund. The company concentrates on residential and commercial office buildings.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
