The second stage of Skanska's project Modřanský cukrovar (Modřanský sugar factory) in Prague is offering 126 apartments in four sections. Currently, 35% of the apartments in the second stage have been sold, reports Newstream.cz.  


The price starts at CZK 125,780 (€5,114) per sqm. According to the analysis of the development companies Skanska Residential, Trigema and Central Group, in the third quarter of last year, the average price per sqm in a new Prague apartment was CZK 146,459 which equals to €5,955.

The development is approaching the passive standard in the A category of PENB energy demand. Each apartment will draw energy from photovoltaic panels on the roof and residents can use recycled water. The developer plans to start construction this winter with an assumption of completion in 2025.

Chybík + Krištof atelier plays the role of the general designer, the form of the second stage inner yard was designed in cooperation with the Loxia studio. The Flera studio is behind the landscaping. The public also participated in the overall shape thanks to public participation and the Czech art scene, which will enrich key places in the public space with artistic elements selected in the ART.cukrovar competition.
