Retail developer Scallier has begun construction of a new retail park on Wolności Street in Zabrze. The project is being developed for a private investor, with Scallier serving as investment advisor, developer, and leasing agent.

The company has been involved in the project since 2015, starting with acquiring the first plot. Scallier managed the property, oversaw demolition of an outdated retail pavilion, and acquired an adjacent plot to deliver the project at its intended scale.

The retail park is located in south-eastern Zabrze along provincial road no. 902, a key transportation route in the Upper Silesian Industrial Region.

The investment covers approximately 1 hectare and will comprise two retail buildings with total gross leasable area of around 3,000 sqm. An adjacent Aldi store enhances the location's retail potential. "As part of the project, Scallier is responsible for fully safeguarding the investor's interests, covering both leasing and comprehensive management of the investment process," says Wojciech Jurga, Managing Partner at Scallier.

MBT serves as general contractor. Residents of Zabrze, a city of over 150,000 people, will be able to use the facility from November this year. "The project has attracted strong interest from tenants. More than 90% of available space was leased before construction commenced. The retail park will feature brands such as Rossmann and Sinsay, and will also include Xtreme Fitness, Xtreme Kids, and PKO BP bank," says Anna Wojciechowska, Senior Leasing Manager at Scallier.

Why are Baltic investors increasingly looking at Poland?

by Ákos Budai

At the same time, pricing expectations, liquidity conditions and asset management opportunities in Estonia, Latvia and Lithuania continue to shape how investors approach expansion and portfolio allocation across the region.
