On 1 March 2024, Savills expanded its Operational Capital Markets (OCM) division in Poland to provide advisory services for property investors, developers and operators across all operational real estate sectors.

The Savills OCM division advises clients in the multifamily, single-family, co-living, student accommodation, senior living, healthcare, hotels and self-storage sectors across the UK and EMEA. OCM has a strong international track record, having advised on more than £20 billion of transactions in the last three years.

The expanded Polish team will be led by Jacek Kałużny, Director and Head of Operational Capital Markets Poland. Jacek has 15 years of experience in the living sector and specialises in real estate advisory, investment management, mergers and acquisitions, and corporate finance. During his career, he has worked on the development and execution of numerous Private Rented Sector (PRS) and affordable housing projects.

Jacek Kałużny, Head of Operational Capital Markets, Savills Poland, says: “Purpose-built student accommodation (PRSA), PRS and senior housing are nascent markets in Poland but have huge growth potential. Globally, Savills has a very strong network of living sector specialists and vast experience in servicing these asset classes. In Poland, we have already successfully advised clients on some of the first transactions in these sectors.”

The expansion of Savills OCM in Poland will build on the successes of the existing team, which had advised on more than €230 million (more than PLN 1 billion) of living acquisitions and disposals in Poland in recent years.

Savills OCM operates across the UK & EMEA, delivering clients a market-leading combination of real estate advisory and investment banking services, with Capital Advisory (corporate finance, joint venture structuring, capital raising, M&A, debt advisory) experts embedded across the division.

Peter Allen, Head of Operational Capital Markets, UK & EMEA, says: “I congratulate Jacek on his new role and am looking forward to working with him as we continue to develop our Operational Capital Markets platform in Poland. His wealth of experience will support the growth of OCM as the living sectors in Poland continue to gain momentum. In addition to our sector specialism and broad service offering, we leverage the Savills network of over 700 international offices to ensure that our clients receive local market knowledge, leading sector intelligence and global investor reach.”
