Romania's green certification market remained active in 2025, with over 4.6 million sqm of real estate space receiving sustainability credentials despite European changes to reporting obligations.


More than 180 green certifications (Breeam and Leed) and over 70 health and accessibility certifications (Well Health-Safety and Access4you) were awarded, according to Colliers' annual report.

Office buildings dominated with 107 certifications, followed by retail projects with 81, industrial and logistics with 59, and other property types with 9.

"Green certifications are no longer just a competitive advantage; they have become an important criterion in the financing, refinancing and sale of real estate assets," explains Roxana Isopescu, Director of Sustainability Services at Colliers. "We are seeing a more mature market where concrete results matter, not just ticking formal requirements."

Over 20 projects achieved top-tier Leed Platinum and Breeam Outstanding standards, more than double the average from previous years. CTP finalised nearly 40 certifications, Globalworth certified 36 projects, and AFI Europe obtained 17 certifications. In retail, Penny stood out with 45 certified projects.

"We are seeing a clear shift in the market: discussions about sustainability have moved from general concepts to concrete actions integrated into business strategies," emphasises Oana Stamatin, ESG Chief Officer at Colliers. Colliers expects the certification market to remain active, with increasing focus on modernising existing buildings through periodic recertifications.

New leases

  • Galeria Askana in Gorzów Wielkopolski has significantly bolstered its retail mix by signing a lease agreement with HalfPrice for a unit exceeding 2,000 sqm. The off-price retailer, part of Grupa Modivo, is scheduled to open its doors at the end of August 2026. The project features a large-format layout with the potential to expand the footprint to nearly 2,700 sqm.
  • The global fintech group - Capital.com - has extended its lease agreement for 3,000 sqm of office space in the Skyliner office building in Warsaw until 2032. Over the past 12 months, lease extension agreements for a total of nearly 12,000 sqm have been signed in the building.
  • REHAU, a global manufacturer of advanced polymer solutions, has signed a lease for approximately 4,100 sqm of space at MLP Business Park Poznań. The new facility will integrate warehouse operations with modern office space and a dedicated showroom for product presentations, corporate meetings, and technical training.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.

BTR Group to manage Prague resi rental project for Reico

BTR Group, which provides services for the Build to Rent segment, has begun its first collaboration with investment company Reico investiční společnost Erste Asset Management. For the Prague-based Kaskády Barrandov project, BTR Group will handle project management, property preparation, marketing, leasing and subsequent management of two residential buildings with 207 rental units.
