Czech developer PSN is opening the second sales phase of its Žít Braník residential project in Prague's Braník district, releasing a further 20 units with one- and two-room layouts. The building, constructed in 1932, will ultimately offer 72 units in total, with completion of the reconstruction planned for December 2027 and handovers scheduled for the first quarter of 2028.
The reconstruction, designed by ONN architects, will restore the original facade, including its characteristic profiling, decorative brick elements and colour scheme, while converting previously non-residential parts of the building, including the attic, into living space. New self-supporting balconies will be added on the south-western side of the building, and new lifts will be inserted into three existing internal light wells to improve floor-to-floor accessibility.
"Žít Braník is precisely the type of project where it makes sense to work with what already exists in the city. The building has almost a century of history, a firm place in Braník, and an architecture we want to preserve. At the same time, we need to prepare it for several more decades of use," said Jaroslav Macháč, sales director at PSN.
"When designing, we drew on the original character of the building and looked for ways to preserve it even during a substantial transformation of its internal functioning. It was important for us to build on the original architectural elements and proportions, so that new interventions work naturally alongside them," said architect Ondřej Šimša of ONN architects.
Beyond the facade, the building will receive entirely new electrical, water and sewage installations, with gas heating replaced by an electric system including underfloor heating and local heat-recovery units. The shared garden will be redesigned to include a pergola, outdoor fitness equipment, a pétanque court and children's swings, alongside eight new parking spaces accessed from Bezová street. Protection measures for common swift nesting will also be installed on the south-western facade.
PSN has been active in the Czech property market since 1991 and focuses on the reconstruction of apartment buildings as well as the development of residential and mixed-use projects. Its portfolio includes properties in Prague, Pardubice, Hradec Králové and Brno, among them the Dancing House and the City Empiria tower on Pankrác.
