The Polish Chamber of Commercial Real Estate (PINK) has published figures on the Polish warehouse and industrial market for Q2 2026. The data is sourced from advisory firms active in the commercial real estate sector, including Axi Immo, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska and Savills, and covers modern warehouse stock, new completions, space under construction, take-up and vacancy levels.
Total modern industrial and logistics stock reached 38 million sqm at the end of June 2026. The three largest markets were the Mazowieckie voivodeship (7.74 million sqm), the Śląskie voivodeship (6.34 million sqm) and the Dolnośląskie voivodeship (5.43 million sqm). Some 578,600 sqm of new space was delivered to the market during Q2 2026, with the highest volumes recorded in Mazowieckie (256,600 sqm), Dolnośląskie (105,400 sqm) and Łódzkie (62,800 sqm).
At the end of June 2026, approximately 1.3 million sqm of modern warehouse space was under construction nationwide. Mazowieckie accounted for the largest share of space under construction at 29%, followed by Śląskie at 25% and Łódzkie at 12%.
The vacancy rate stood at 6.6% at the end of Q2 2026, down from 7.3% at the end of Q1 2026 and 8.2% at the end of Q2 2025. The highest vacancy rates were recorded in the Świętokrzyskie voivodeship (17.9%), Podkarpackie (14.0%) and Podlaskie (9.7%), while the lowest were found in Opolskie (1.1%), Warmińsko-Mazurskie (2.1%) and Zachodniopomorskie (2.3%).
Gross take-up reached 1.93 million sqm in Q2 2026, compared with 1.58 million sqm in Q1 2026 and 1.84 million sqm in Q2 2025. The most active regions were Śląskie (448,400 sqm), Łódzkie (343,500 sqm) and Dolnośląskie (326,800 sqm). New leases, including build-to-suit agreements, accounted for 62.5% of gross take-up, while renewals represented 33.5% and expansions 2.5%. Sale and leaseback transactions made up 1.5% of demand, compared with 11% in Q1 2026.
