Plots with a total area of ​​4.5 ha at the intersection of Vajnorská and Odborárská streets in the neighbourhood of Istrochem in Bratislava were acquired by Penta Real Estate for an unspecified price in 2022. Through its subsidiary UNL, Penta has now submitted its investment plan to the authorities for an environmental impact assessment, reports DenníkN.


The project will consist of five residential buildings and an office building. The exact number of apartments is not stated in the currently submitted documentation. According to information from last year, there should be more than a thousand of them. The complex will offer premises of ​​approximately 30,000 sqm for various amenities and over 2,070 underground parking spaces. The developer promises a car-free zone in the space between the buildings, more extensive greenery and the construction of intensive green roofs. The project will also have its square with retail operations.

Immediately after the completion of the transaction, the developer announced an international urban architectural competition between several leading studios for this zone. Before the summer of 2023, the Slovenian Bevk Perović Arhitekti was chosen as the winner. Penta plans to construct in stages, launching the first at the end of 2025. New apartments will be available in the summer of 2028 earliest. Completion is expected in 2035. The zone called the Polyfunkčný súbor Vajnorská (Vajnorská Mixed-use Complex) will cost Penta approximately €200 million.
