Panattoni has signed a lease agreement with ILS, the logistics arm of Inter Cars Group, for over 165,000 sqm of space at Panattoni Park Katowice Airport. The deal is among the largest industrial leasing transactions in Silesia, with the facility scheduled for handover in the fourth quarter of 2028.


The site will comprise approximately 158,000 sqm of warehouse space and around 7,000 sqm of office and staff facilities. The building will include reinforced concrete mezzanines roughly 5.5 m high with a total area of nearly 23,000 sqm, as well as preparation for a four-level mezzanine storage system, with each level exceeding 36,000 sqm. The facility will be heated by heat pumps, with a 2.5 MWp rooftop photovoltaic system and 4 MWh battery storage. Power backup will be provided by four 1,100 kVA generator sets. The development will pursue BREEAM certification at the Excellent level.

"The agreement we have signed with ILS covers over 165,000 sqm of space and is one of the largest industrial space lease transactions in Silesia," said Marek Dobrzycki, Partner at Panattoni. "The scale of this operation confirms the region's significance as one of the key logistics hubs in Central and Eastern Europe."

"The new investment at Panattoni Park Katowice Airport marks the next stage in the expansion of our logistics network," said Wojciech Aleksandrowicz, CEO of ILS and Member of the Management Board of Inter Cars. "The choice of this location was determined by both the scale of the available space and its strategic position at the junction of key transport routes."

BNP Paribas Real Estate Poland advised on the transaction. "In Upper Silesia, the number of sites meeting all these criteria was very limited, which is why the process required a very detailed market analysis and assessment of potential risks at every stage," said Ludwika Korzeniowska, Head of Industrial and Logistics Leasing at BNP Paribas Real Estate Poland. Łukasz Pobudejski, Managing Director of the Specialist Financing Division at BNP Paribas Bank, added that "transactions of this size and complexity require a broader range of services, going beyond the leasing process itself."

Panattoni Park Katowice Airport has a target area of 240,000 sqm and is located 3 km from Katowice International Airport in Pyrzowice, at the junction of the A1 motorway and the S1 expressway. ILS will use the facility to handle logistics for Inter Cars Group, one of the largest distributors of automotive spare parts, tyres and lubricants in Central and Eastern Europe.




New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
