One United Properties (BVB: ONE) recorded total residential transactions of €106.1 million in the first half of 2026, covering sales, pre-sales and reservations across 229 residential and commercial units totalling 25,221 sqm, plus 396 parking and storage spaces. The average contracted selling price reached €3,853 per sqm, up 24% year-on-year, reflecting a shift in demand towards higher-value developments. One Floreasca Sunset was the company's top-selling development during the period, with approximately 73% of its units reserved since sales opened at the end of March 2026.
"The Romanian residential market has evolved from one driven primarily by availability to one where quality, execution and credibility increasingly shape purchasing decisions," said Victor Căpitanu, co-CEO of One United Properties. "The strong performance of our newly launched developments and the continued increase in average selling prices show that demand continues to concentrate around high-quality developments delivered by experienced developers with a proven track record."
As of 30 June 2026, 75% of all units under construction were already contracted, with 1,002 units remaining available for sale across active developments and a further 158 units available in the completed portfolio. The company plans to launch additional projects during 2026, including One City Club, One Cotroceni Towers and One Park Lane in Bucharest, as well as One Riverfront in Sibiu. On 12 July 2026, One United Properties marked five years since its listing on the Bucharest Stock Exchange, having surpassed €1.05 billion in cumulative residential transactions since the IPO, corresponding to 3,595 units sold, pre-sold or reserved.
"While the new legislative framework has altered the timing of customer payments, it has not changed the fundamentals of our business," said Andrei Diaconescu, co-CEO of One United Properties. "Managing a balanced portfolio across different stages of development has always been a defining characteristic of our business model, providing long-term visibility and allowing us to continue investing with discipline throughout market cycles." Contracted cash collections stood at €445 million as of 30 June 2026, the highest level in the company's history, with scheduled inflows of €150 million in 2026, €165 million in 2027, €85 million in 2028 and €45 million in 2029.
The commercial division generated headline rent of €14.7 million in H1 2026, up 3% on H1 2025, while the company leased and pre-leased 5,000 sqm of office and retail space during the period. The standing commercial portfolio comprised nearly 152,000 sqm of gross leasable area and was 95% leased; including One Technology District and One Gallery, both 100% pre-leased ahead of delivery, the total commercial portfolio reached nearly 195,000 sqm at a 96% lease and pre-lease rate. At the end of H1 2026, the company had 3,939 residential units and 45,500 sqm of office and commercial space under construction, with a total gross development value of €1.53 billion, supported by a landbank with an estimated gross development value of €2.7 billion covering approximately 11,000 future residential units and 106,000 sqm of commercial buildings.
