MDC², a warehouse and industrial developer operating on the Polish market, has secured a new development which will accommodate a distribution centre located in Central Poland near Łódź. MDC2 Park Łódź South is strategically located in Głuchów, south of Łódź, at the junction of A1 motorway and the National Roads no. 91 and 12. MDC2 Park Łódź South will add 65,000 sqm of modern/environmentally sustainable logistics space which completion is planned for Q3 2022.


MDC2 Park Łódź South will be a two-building complex with flexible modules responding to the needs of customers requiring excellent road accessibility and a central location that caters for the logistics demand across all of Poland. The investment plot covers 14.3 hectares and is situated at A1 motorway - the major north-south transportation route in Poland, located along the international route E75, running from Gdańsk to the Polish-Czech border.

MDC2 Park Łódź South will also benefit from the proximity of Łódź - one of the key regional markets in Poland with ca. 672,000 inhabitants and 1.1 million people living within the agglomeration. In addition, the cities of Tuszyn and Głuchów, where the plot is located, are well known for large wholesale trade centres, operating along the National Road no. 91.

MDC2 Park Łódź South is designed with sustainability/ESG at its core, and MDC2 will certify the project to BREEAM New Construction Excellent. ESG is a cornerstone of MDC2 ‘s strategy - all buildings developed by the company are meeting the best practices and requirements of sustainable construction i.e. 95% of construction materials per project are recyclable, roofs of its buildings are designed to be PV ready.

The buildings are designed to meet the growing requirements for logistics projects to cater for the needs of occupiers and its employees, for example, the site will offer an outdoor gym, relaxation and wellness area for everyone to enjoy," said Adrian Winiarek, Development Director at MDC2.  

“For the next decade, the Polish logistics market will continue to outperform Western European countries in both total activity and net absorption. For example, total take-up in H1 2021 increased (y-o-y) by 70% to 3.16 million sqm and this long term growth is translating into record capital inflows into the Polish industrial market," said Hadley Dean, founder of MDC2.
