The design of Downtown Yards by J&T Real Estate is going to impact the Bratislava skyline to a great extent, reports YIMBA.sk.  Development is scheduled in two stages.


It will bring a series of high-rise buildings with housing, offices and retail to an empty brownfield on the east side of Košická Street on the edge of the new city centre. JTRE obtained building permits for both parts of the project last Autumn. A deep construction pit was already dug during the last year.

Now the developer begins with the construction of the first stage buildings: a 16-floor and a 19-floor tower, a house with eight floors and three smaller pavilions. Part of the second stage will also be built - a building with eight floors near Košická, a tower with 27 floors and two buildings facing Plátennícká Street. The dominant 141m high office building with 35 floors will be realized within the second stage. It is supposed to be a sustainable tower with the highest standard of BREEAM certification. All the buildings will enclose a park-like inner block. There are 656 apartments planned with a focus on the middle and upper-middle-class target group. The developer plans to launch the pre-sale in May 2024.

There will be 4,000 sqm of commercial facilities directly in the complex. In total, there will be up to 38,000 sqm of office space in Downtown Yards. The complex will be served by 1,271 parking spaces, but there should be an absolute minimum of them on the ground.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
