JLL is entering the residential market in Romania by launching the Living department within the Bucharest office. The new department, which will provide consulting services for the residential sector, will be led by Andreea Hamza as Senior Director.


Andreea has over 17 years of experience in the real estate industry accumulated in several companies of profile. Prior to joining JLL, she worked as Head of Marketing and Sales at Hagag Development Europe.

During her career, Andreea set up 12 sales teams, through which she coordinated real estate projects throughout the development process, from planning to delivery. In total, Andreea Hamza was involved in the sale of more than 2,700 apartments in various projects in Bucharest, Brasov, Arad and Timisoara, in transactions of over 250 million euros.

"I have always been delighted with the opportunity to develop a project from its earliest stages, and I consider the Living department to be both a challenge and a chance of development with great potential for JLL Romania, but also for me personally. The Living department comes as a complement to the other services that JLL offers in Romania and responses to the new trends we see on the local real estate market.

"In the last 18 months, several investors have turned to our consulting services in the residential sector, which they see as a new investment target. In our turn, we see the living sector as a business opportunity, and attracting Andreea, one of the experienced managers in the residential sector, in JLL team, will help us to provide the best services to our clients and benefit as much as possible from the potential of this segment of the real estate market”, said Silviana Petre Badea, managing director of JLL Romania.

The Living department will provide consultancy for developers and investors interested to invest in living solutions in Romania, respectively homes for sale or rent, student dormitories, etc.

The services offered by JLL through the new department are structured in four categories: market research, product conceptual strategies, marketing and sales strategies, as well as sales management.

At the European level, the residential sector has become an important component of the investment market, amid increasing investor interest for this segment, which in 2018 attracted almost 70 billion euros.

"Romania is witnessing demographic, social and economic changes as the rest of the world, which are impacting the behaviour of the new generations regarding the preferred housing solution. Already we see that the millennials generation is more interested in renting homes, to have more mobility, and in turn more and more companies, in the fight for talent, want to offer their employees salary packages that also include a house", said Andreea Hamza.

JLL has been present on the Romanian real estate consulting market since 2007. JLL activity in Romania is structured in 7 departments: Office, Industrial and Logistics, Capital Markets, Development & Land, Project & Development Services, Valuation and Property Management. Last year, JLL registered a turnover of €10.9 million in Romania, up 33.22% compared to 2017.

New leases

  • The global fintech group - Capital.com - has extended its lease agreement for 3,000 sqm of office space in the Skyliner office building in Warsaw until 2032. Over the past 12 months, lease extension agreements for a total of nearly 12,000 sqm have been signed in the building.
  • REHAU, a global manufacturer of advanced polymer solutions, has signed a lease for approximately 4,100 sqm of space at MLP Business Park Poznań. The new facility will integrate warehouse operations with modern office space and a dedicated showroom for product presentations, corporate meetings, and technical training.
  • RecuNova has leased 305 sqm in the Bucharest-based Olympia Tower office building for a new medical clinic. The lease deal was brokered by Activ Property Services.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
