JLL Poland has been selected as the exclusive agent responsible for the commercialization process of the Unity Centre complex, the largest business complex in Kraków. The project is owned by UNIQA Real Estate Management and GD&K Group.


Unity Centre is the tallest mixed-use building complex in Kraków, comprising a 27-story Class "AA" office skyscraper, two lower office buildings, a four-star hotel and a luxury apartment building. The total area of the complex is 50,000 sqm. The complex is distinguished by its excellent location next to the Mogilskie Roundabout and in close proximity to the city’s main railway station and a shopping mall. In addition, the Kraków University of Economics and the botanical gardens of Jagellonian University are located nearby. The main tenants present in the complex are Miele, Schoeller Allibert, J. Dauman, Deloitte.

"The Unity Centre building complex is a mix of functionality and usability, perfectly integrated into the city’s urban fabric. We offer office space, retail units, hotel spaces and apartments. We wanted the complex to meet the expectations of future tenants, but also to be a place open to the residents of Krakow, who have in the past had less than a positive opinion of the project. The location had been subject to a number of unfinished projects over a 45-year period. However, now together with DDJM architects, we have created a space that is not only deferential to the city’s past but also looks to the future with the complex being equipped with the latest technological solutions. The central part of our complex is an open public space, which will soon offer both the residents of Krakow and the tenants of the complex many opportunities for leisure and relaxation," says Magdalena Zielińska-Warszawa, representing the owners of the complex.

  • Vastint Romania secured its first tenant for Bucharest-based Timpuri Noi Square Phase 2, signing SCOR for 3,250 sqm. The transaction, brokered by CBRE, facilitates SCOR’s expansion within Vastint’s local portfolio. The company has previously leased 2,320 sqm in Business Garden Bucharest.

  • IF&B Mille Sapori, the importer and distributor of Italian food products in Poland, has leased 4,118 sqm in the MLP Pruszków II complex. The lease deal was brokered by Coldwell Banker Commercial.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.

Bucharest office fit-out, among the most affordable in CEE

The average total office fit-out costs in Bucharest increased slightly in 2025 to around €1,000 per sqm, according to data from Cushman & Wakefield Echinox. However, Bucharest remains one of the most affordable markets in CEE, with fit-out costs 18% and 15% lower than in Warsaw and Prague, respectively.
