M7 acquires two Budapest assets for €20 million

M7 Real Estate has acquired a further circa. €20 million of assets in Budapest, on behalf of its first Central European fund for third party investors, M7 CEREF I. This follows the Fund completing its final close, reaching its target raise of €60 million of investor capital in April 2017, as well as the agreement of a €68.5 million senior debt facility with Starwood European Real Estate Finance.

RPR Privatstiftung acquires 11% stake in S Immo

Ronny Pecik has, referring to RPR Management GmbH’s right to acquire 7.6 million shares in S IMMO AG granted by Anadoria Investments Ltd. on 6 April 2017, notified S IMMO AG via legal representatives, that RPR Management GmbH, a subsidiary of RPR Privatstiftung has named the affiliated companies Everest Investment GmbH & Co KG and Pavus Immobilien GmbH & Co KG as purchasers, which acquired the shares on 4 May 2017.

Futureal sells Hungarian shopping centre to OTP fund

Futureal has sold its Sziget Center shopping mall in Hungary to OTP Property Investment Fund as part of the deal that also saw the purchase of the Skypark office building. After a successful repositioning, the 23,600 sqm center located on the outskirts of Budapest has managed to lure high-profile tenants and tripled its lease income over the last two and a half years.

South African investor buys two Bulgarian malls

MAS Real Estate, a commercial property investor, developer and operator listed in both Johannesburg and Luxembourg, announced the acquisition of two shopping malls in Bulgaria, for €62 million. The malls have been acquired from Globe Trade Centre and the European Bank for Reconstruction and Development. The Galleria Burgas Mall and the Galleria Stara Zagora Mall and are located in the Bulgarian cities of Burgas and Stara Zagora, respectively.

Futureal sells Corvin Skypark in Budapest to OTP fund

Futureal Group sold its Skypark office building to the OTP Prime Property Investment Fund. The recently closed transaction increased the value of the fund’s property portfolio to over HUF40 billion. The complex, with 25,000 square meters of GLA, is located at the Corvin Promenade mixed use project in the center of Budapest and was designed to meet the needs of technology and R&D companies.

M7 Real Estate announced that its first Central European fund for third party investors, M7 Central European Real Estate Fund I (M7 CEREF I), has now completed its final close, reaching its target raise of €60 million of investor capital. This follows investor commitments of more than €35 million at its first close in October 2016.

New leases

  • TriGranit announced the signing of a new lease agreement with the medical centre enel-med for service space in the Signum Work Station building in Warsaw. Under the agreement, which includes both an extension of the existing lease and a more than threefold expansion of the leased area, the medical provider will occupy approximately 2,200 sqm of modern space on the ground floor of the building at ul. Domaniewska 49 in the Mokotów district. In December 2024, Signum Work Station was acquired by DRFG with the strategic support of TriGranit.
  • In June this year, the Polish branch of the Korean bank Industrial Bank of Korea will move into the 31st floor of the Warsaw Financial Center building. ITRA Polska advised the tenant in the process of leasing the office with an area of almost 950 sqm.
  • 108 Real Estate has helped close a new industrial lease transaction with the Logexpert team in the Adria region. XXLutz Lesnina has leased 17,000 sqm in the newly developed Logexpert Park Zdencina – a modern space tailored for logistics and retail operations.

New appointments

  • Ewa Nowak, a commercial property valuer, has joined the Valuation Department of international real estate advisory firm Newmark Polska as Senior Associate.
  • Maciej Wieczorkiewicz is joining the Avison Young Technical Advisory team in Poland. Maciej is an experienced engineer with many years of experience in managing fit-out projects and investments in the commercial property sector. During his career development, he has worked for companies such as Made In Terior, TECAS Fitout and Colliers Define.
  • Tomáš Fabian has taken on the responsibility of leading the Czech commercial development team at Skanska as Executive Vice President Operations Czech Republic, while still keeping the current responsibilities as Executive Vice President Legal Counsel (CEE).
