HelloParks, part of Futureal Group, has started the construction of two new industrial and logistics facilities with a combined area of 88,000 sqm in Fót and Páty, located north and west of Budapest. 


The new developments aim to meet the robust market demand for logistics spaces, with existing warehouses in both locations operating at near full capacity. HelloParks will operate a total of 11 buildings across its megapark network by the end of the year considering the new developments.

The new facilities will meet the Outstanding rating criteria under the BREEAM New Construction certification as well as the EU Taxonomy's requirements.

In Páty, construction is underway for the fourth facility (PT5) at the HelloParks Budapest West megapark. This 42,000 sqm BigBox warehouse is slated for completion in Q3 2025 and will increase the total completed industrial space in Páty to 184,000 sqm. The existing facilities in the park have an 84% occupancy rate.

Meanwhile, in Fót, groundwork is in progress for the FT3 warehouse at HelloParks North. This 46,000 sqm BigBox facility is scheduled for completion by year-end, expanding the Fót megapark to four buildings totalling 164,000 sqm. The existing warehouses in Fót are almost fully let.

“Our development pace is dictated by market demand,” said Rudolf Nemes, CEO of HelloParks. “Occupancy rates clearly show the continued strong interest in well-located, modern industrial properties. We aim to respond swiftly and strategically while ensuring that every new building meets the strictest sustainability standards. It is not enough to simply add capacity – we are committed to creating spaces where our partners can operate long-term under optimal, energy-efficient conditions.”

Both new warehouses will feature advanced, energy-efficient systems, including heat pump-based heating and cooling and rooftop solar panels.

The total value of completed and ongoing projects of HelloParks approaches €600 million.

New leases

  • Panattoni has commenced construction on the latest phase of Panattoni Park Gorzów II, developing a bespoke BTS warehouse for DPD Polska. The facility will encompass 5,300 sqm tailored to the courier company’s operational requirements. DPD Polska is scheduled to begin operations at the new site in August 2026.

New appointments

  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
