GTC closed the year by achieving a high occupancy rate for its office buildings in Warsaw. Particularly important for GTC's results was a contract-laden end of the year. The company signed office leases from its Warsaw portfolio for nearly 20,000 sqm, 34 percent of all transactions were new tenants.


Approximately 20,000 sqm has been leased within the Warsaw portfolio, of which nearly 66 percent are contract extensions, while new leases account for 34 percent of concluded contracts. The lease rate in the Aeropark Business Centre office complex has reached 96 percent, remaining or becoming the headquarters for companies in the logistics, R&D or aviation industries. The Artico building finished 2022 with an occupancy rate of 100 percent.

"I am pleased that demand for office spaces we offer in the capital have reached such a high level. 35% of renegotiated contracts in the entire portfolio is proof of the tenants' confidence in GTC. In Poland 100% of our buildings are certified and all common areas of buildings are powered by green energy. We pay more and more attention to reducing our carbon footprint by implementing innovations in existing facilities", commented Agnieszka Ciupak, Executive Director at GTC Poland.

Aeropark Business Centre is a complex of three Class A office buildings - Corius, Nothus, Zephirus - located just three minutes from Warsaw Chopin Airport. Aeropark is powered by green energy and meets the strict environmental criteria, confirmed by LEED certification. One of the buildings - Nothus - recently received the highest level of LEED certification - Platinum. The office park is popular among renowned logistics companies. It is also adjacent to a number of hotels and conference facilities.

The complex is characterized by an offer of services designed specifically for tenants. At their disposal is a fully equipped, free gym, bicycle infrastructure, a canteen and a volleyball court. The Aeropark is hosting a Żabka Nano outlet. It is an innovative concept that uses intelligent solutions and artificial intelligence algorithms, allowing employees and visitors to the complex to do fully self-service shopping. 

Artico is an 8th floor Class A office building, located in the business center in Warsaw's Mokotów district. It is well connected to the rest of the city, thanks to access to the subway, bus and streetcar lines. There are 153 parking spaces and 80 bicycle parking spaces available to tenants.

New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
