The Generation Park Y office building in Warsaw has been awarded the WELL Health-Safety Rating certificate. It is the tenth project of Skanska’s commercial development business unit in CEE region that has been awarded with such a distinction.

WELL Health-Safety Rating is a certification process for new buildings (as well as those in the development stage), conducted by International WELL Building Institute. The rating procedure consists of two main stages: the initial documentation review and the final verification. The certificate is awarded to office spaces with the highest safety parameters, limiting the risk of disease transmission and also allowing the creation of a healthy and friendly work environment. It is especially important as the results of the research commissioned by Skanska show that more than a half of Polish office workers would like to go and work at their offices every day or at least 3-4 times a week.

"Awarding this certificate to our tenth project is the best confirmation that the office spaces developed by Skanska are fully prepared for challenges connected with the pandemic", says Rafał Stoparczyk, Project Director at Skanska’s commercial development business unit in CEE. "Additionally, in order to increase the safety of our offices’ users, we developed Care for Life Office Concept. This program allows to take care of health and comfort of our tenants more comprehensively", adds Rafał Stoparczyk.

“Care for Life Office Concept” includes recommendations and consultations on implementation of safety solutions that limit the spreading of coronavirus or other potentially infectious diseases. This program covers four areas: air quality, contactless solutions, social distance measures, and management of buildings.

"The new head office of Grupa PZU is, first of all, an investment in employees. We are glad that Generation Park Y meets the highest standards when it comes to the conditions, comfort and safety of work, and it is confirmed by the WELL Health-Safety Rating certificate. Friendly environment that supports the well-being of employees, pro-ecological solutions, full availability of the premises to persons with disabilities – these features are tremendously important to us. In this way, we would like to set a good example and promote ESG solutions among our contractors, clients, social partners and employees", says Dorota Macieja, member of the management board of Grupa PZU Życie responsible for real estate in the Group.

Generation Park Y is the highest Skanska office building in this part of Europe, crowning the office complex situated at Rondo Daszyńskiego in Warsaw. This 140-meter construction is the greenest high-rise building in the capital of Poland, offering safe and sustainable office spaces and innovative solutions. The building is applying for the WELL Core&Shell certificate. This standard verifies the building in the aspect of its impact on employees’ health and their general well-being. The application also included the LEED certificate at Platinum level and Building without Barriers. Within the complex of Generation Park, there is a sidewalk made of green concrete which, thanks to its catalytic properties, reduces smog levels. In the lobby of the building, there is wall (330 sqm) covered with more than 6,000 plants.

Falling rates draw investors to CEE. They must hurry as prime city centre sites run out

by Property Forum
Poland’s recent cycle of interest rate cuts has improved financing conditions and reinforced investor appetite for major cities across CEE. It has also intensified the race for the remaining attractive buildings and development plots in core locations. In this competitive environment, institutional investors benefit most when they work with platforms that manage the entire process from A to Z – from identifying and acquiring the right site or standing asset, through design, permitting and construction, all the way to long‑term operation and asset management, ensuring stable returns on capital.
