Futureal Group’s Advance Tower is getting closer to becoming the first office building in Hungary obtaining the Well Building Standard (WELL) certification. The International Well Building Institute’s system examines buildings’ impact on human body, health and environment and rates them based on 7 categories – air, water, nourishment, light, fitness, comfort and mind. The pre-qualification process of Advance Tower that will be built on Váci Road has already started. All further office projects of Futureal Group will be realized in line with the requirements of the Well Building international standard. 


Air pollution contributes to 7 million premature deaths worldwide but physical inactivity is similarly dangerous. Most of the office workers performing sedentary jobs obtain only 6-10 minutes of moderate-intensity physical activity a day instead of the recommended daily 30-minute minimum of moderate-intensity physical activity. According to the research of the World Health Organization (WHO), 2.7 million deaths worldwide can be attributed to insufficient fruit and vegetable intake, making this problem one of the top 10 risk factors that contributes to global mortality.

For modern buildings that contribute to the effectiveness of employees, besides the environmental considerations and energy requirements, it is of great importance that the office has a positive effect on employees’ health as well. Developers need to take the required factors into account during planning. The Well Building Standard (WELL) rates and acknowledges these aspects and thus helps creating office buildings that have a beneficial impact on employees’ health, well-being and comfort, besides the environmental protection.
 
Advance Tower, located on the Váci Road corridor, will be the first among Futureal Group’s Hungarian projects that has been be designed to meet the Well Building Standard’s requirements. The building’s pre-qualification for the WELL certification is already in progress. Futureal Group will keep the Well Building Standard’s requirements in mind during its forthcoming office development projects including Corvin 5 as well as Budapest ONE Business Park. 
 
The 6-storey, Class A building, located in district 13, also acquired a BREEAM certification. Advance Tower bears 11,900 square meters of gross leasable area (GLA) and will be realized through an investment that has a total value of €36 million (HUF11,2 billion).

New leases

  • MLP Group has bolstered the tenant mix at MLP Poznań West by welcoming Stockly, a 3D printing specialist. The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. Stockly was represented by Rock Estate during the transaction.
  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.

New appointments

  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
