A real estate investment fund linked to Futureal is set to acquire Premier Outlet Budapest in Biatorbágy, according to a filing published by the Hungarian Competition Authority (GVH).
The GVH received a merger notification on 8 October concerning the acquisition of Premier Outlet Budapest by Futureal Commercial 1. Ingatlanforgalmazó Zártkörű Befektetési Alap. The filing identifies the outlet centre as a business unit currently owned by GE FOC I Ingatlanhasznosító Kft.
On 13 October, the competition authority issued a certificate confirming that it had found no grounds to launch a competition investigation into the transaction.
According to Hungarian news portal HVG, GE FOC I acquired the shopping centre in 2018, while its operation has been handled by ROS Ungarn Management and Robertson Property Management. The publication reports that GE FOC I generated close to HUF 5 billion in revenues in 2025 and around HUF 1 billion in profit, largely from rental income.
HVG also reports that the parent company of the current owner, DWS Grundbesitz, valued the property at €92.5 million. The transaction price of the current deal has not been disclosed.
Premier Outlet Budapest opened in 2004 in Biatorbágy, west of Budapest. The centre comprises around 23,000 sqm of GLA and approximately 100 stores, with more than 150 fashion, lifestyle and sports brands represented. The property is currently managed by ROS Retail Outlet Shopping, part of the Frey Group.
The acquisition would further strengthen Futureal's exposure to the retail property sector. The group developed Etele Plaza in Budapest and has also been active in the Polish retail market.
