Construction is underway for 7R's inaugural Green Saver product in Kąty Wrocławskie, Poland, aimed at reducing both CO2 emissions and operating costs. 7R Park Wrocław West II has just secured a total of PLN 87 million (€20.3 million) in financing from Bank Pekao S.A.


7R has applied environmentally friendly solutions that will reduce operational CO2 emissions by more than 50 per cent compared to buildings developed purely in accordance with technical conditions under the required Polish Construction Law. At the same time, green solutions will help significantly reduce operating costs. In the future, 7R Park Wroclaw West II will need significantly less electricity during operation. According to 7R's calculations, the reduction in primary energy demand per square meter per year will drop by almost 70 per cent compared to current regulations.

"The solutions developed for the park in Kąty Wrocławskie have met with great interest in the market. Many tenants are increasingly taking action in the spirit of sustainable development. They invest in green solutions, bearing in mind that the expenses incurred will pay off in significant savings on operating costs. From the point of view of investors, a product in such a specification - green, modern and at the same time based on the reduction of operating expenses - will be a more desirable product. We believe that the increased standard will be reflected in a correspondingly higher value of this property. We will replicate this innovative technological and business model in selected future developments. The new green parks will be built under the 7R Green Saver brand, following the idea of Saving the costs, saving the planet", says Michał Białas, CBDO and board member to 7R.

Thanks to innovative sustainable solutions combined with low operating costs, the project has received favourable financing from Bank Pekao S.A., including a €16.5 million construction-investment loan and a revolving VAT credit line of PLN 16 million.

We believe in sustainable buildings aimed at reducing CO2 emissions, like the new 7R warehouse in Kąty Wrocławskie. Together with 7R, we are working on more Green Saver projects", said Łukasz Białecki, Head of Real Estate Financing at Bank Pekao S.A. 

7R Park Wrocław West II, with an area of 44,000 sqm, is fully commercialized by Yusen Logistics. The general contractor is Kajima Poland. The building is being constructed in a strategic location, at the Kąty Wrocławskie interchange on the A4 highway. The planned completion date is the second quarter of 2024, and the assumed level of BREEAM certification is Outstanding.

The most important green solutions used in the building are: heating and ventilation systems with high-efficiency heat pumps and ventilation with heat recovery, an advanced BMS control system, energy-efficient LED lighting, photovoltaic installation and its own battery energy storage unit. It will allow the storage of green energy from the PV system generated during peak production. It will be possible to use it at a time of lower energy production from the sun and at the same time higher electricity demand in the building. This solution, which is unprecedented in this type of facility, will allow energy storage and thus significantly reduce the carbon footprint

The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
