EQT Real Estate has completed EQT Park Prague North in Lužec nad Vltavou. The 56,500 sqm park, which offers commercial space for logistics and light manufacturing, has received its occupancy permit and is now available for tenants.
The park consists of two halls of 44,900 sqm and 11,600 sqm. It offers a 12-metre clear height, a floor load capacity of 7 tonnes per sqm and space that can be adapted to tenant requirements. It is undergoing Breeam Excellent certification and includes a 320 kWp photovoltaic power plant, LED lighting and a building management system. The site is also prepared for additional photovoltaic panels, electric vehicle chargers and heat pumps.
EQT Park Prague North is EQT Real Estate's third project in the Czech Republic, following acquisitions in Ostrava Mošnov and Nošovice, where it owns and manages over 300,000 sqm of logistics space. The project was developed on a brownfield site together with 7R Czech Republic, which led permitting and construction.
"The completion of the park in Lužec nad Vltavou confirms that complex brownfield projects can be delivered in the Czech Republic to a high standard. In an area with a catchment of almost 3 million people, we have also contributed to the wider locality, in particular through a new junction on the I/16 road," said Jiří Duchoň, Managing Director of 7R Czech Republic & Slovakia. He noted the park's sustainability features and that 7R remains the partner responsible for leasing.
