Echo Investment has signed a sale agreement for Brain Park C building. The latest phase of the Kraków-based office complex will be acquired by Greenstone Asset Management, a private equity and investment firm. The building provides 13,700 sqm of GLA and has an BREEAM rating.

Brain Park building C is part of an office complex designed by Baumschlager Eberle Architekci Kraków studio. Centrally located next to Kraków's transportation hubs, it is well-connected with public transport. The offices in Brain Park C are home to companies such as Volvo Tech Hub and EPAM Polska. Brain Park C utilizes sustainability solutions and is partially powered by renewable energy.

"Among the business centres in Kraków, Brain Park has ESG credentials and an BREEAM rating. Its workspaces appeal to demanding employers, while the wellbeing features respond to the needs of their staff. The transaction with Greenstone AM is proof that office developments in Polish regional cities remain attractive to investors," said Judyta Sawicka, Head of Investment & Divestment of Echo Investment.

Greenstone Asset Management is a boutique private equity and investment management company based in Warsaw. Since 2017 it has placed approximately €150 million into Polish commercial properties located in Tricity area and Szczecin. The acquisition of Brain Park C will be the first Greenstone transaction in Kraków.

"Brain Park C fits our strategy of investing in office buildings in Poland's developing regional cities. Its tenant mix, connectivity and sustainability standards make Brain Park C a stable investment, providing our investors with long-term returns," adds Stephane Chauvel, Partner and Member of the Board at Greenstone Asset Management.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
