Develia has launched pre-sales at its new residential project Bracka Vita in Katowice, located next to Park Śląski. The 16-storey building will contain 132 apartments and a number of retail units, with construction scheduled to begin in the fourth quarter of 2026 and complete in the third or fourth quarter of 2028.
The first phase offers apartments ranging from 39 to 118 sqm, with layouts of two to five rooms, starting from 9,900 złoty per sqm. Every unit will include a loggia or terrace, and the scheme also provides variant apartments with additional service risers to allow future reconfiguration of floor plans. Common areas on the second floor will feature two patios with a sensory garden, a gym, a yoga zone and play areas.
The project's architecture, designed by Franta Group under Maciej Franta, draws on the post-industrial history of the former Baildon steelworks. Shared spaces will include historical trails and information panels referencing the site's industrial past. The development's proximity to Park Śląski, one of the largest urban green areas in Europe, informs the design, with large glazed facades and deep balconies orientated towards the park and the city skyline. Nearby amenities include Silesia City Center and the Spodek arena, while 18 commercial units are planned at ground-floor level.
"Bracka Vita is a development inspired by the post-industrial character of this part of Katowice, in a contemporary interpretation full of modern solutions, greenery and architecture. We want the project to become a new green heart of the post-industrial part of the city, responding to the needs of a modern lifestyle," said Paweł Niedziela, sales department manager at Develia.
Develia is also developing Ceglana Park in Katowice, a low-rise scheme with green space accounting for more than 50% of the site, featuring amenities including a brine graduation tower and a private pond with a jetty. Apartments at Ceglana Park start from 9,450 złoty per sqm. Develia, listed on the Warsaw Stock Exchange since 2007, has completed 73 residential estates comprising more than 27,000 apartments across Poland.
