In October 2021, global IT leader GlobalLogic will occupy 10,000 sqm under a new lease agreement in Wrocław Business Park – Strzegomska Park. The landlord will pull down part of the existing office complex to make way for a new bespoke building to fulfil the tenant’s requirements - the first such transaction in the history of the Wrocław office market. With this deal, GlobalLogic, as a leader in the IT industry, is, therefore, setting new trends on the local office market. GlobalLogic was advised on the transaction by Cushman & Wakefield.

GlobalLogic is a leader in digital product engineering services. It helps clients design and build innovative products, platforms, and digital experiences for the modern world. GlobalLogic operates 30 engineering centres and design studios with 15,000+ professionals around the world. In Poland, the company specializes in embedded systems software development, as well as digital transformation.

“We will do our best to fulfil as many expectations of our employees as possible,” says Piotr Krzysztofik, President of GlobalLogic Poland and Croatia. “Our office will meet the highest standards in all respects not only in Wrocław but also in Poland. It will include the finest quality of fit-out materials, an ergonomic office layout and modular spaces suitable for the type of work performed by individual project teams. There will also be break-out spaces and fitness rooms for yoga classes and weight training. The building will also house a restaurant and an underground car park to complement outdoor parking spaces.”

“We are delighted that GlobalLogic, our long-standing partner, has trusted us again and decided to enter into a long-term lease with us. For us, this is confirmation that cooperation based on transparency and partnership is appreciated. To cater for our tenants we decided to fully redevelop our Park and to replace the existing buildings with new buildings meeting the highest standards of the commercial property market,” said Adam Galewski, Managing Director, DEVCO Sp. z o.o.

“We are seeing history in the making on the Wrocław office market because this is the first transaction in which the landlord decided to knock down part of the existing complex and then to construct a bespoke office building with more than 10,000 sqm of tailor-made space. Under the current agreement in force, GlobalLogic will continue as a tenant in part of Wrocław Business Park – Strzegomska Park until the new space is handed over for occupancy. In addition to the new building’s high standard, GlobalLogic values Wrocław Business Park – Strzegomska Park for its location, which is significantly benefiting from upgrades to the transport infrastructure underway in the immediate neighbourhood of the complex,” said Marcin Siewierski, Associate, Office Agency, Manager of the Wrocław Office, Cushman & Wakefield.

Wrocław Business Park - Strzegomska Park is a complex of 12 self-contained Class A+ office buildings with a total area of 15,000 sqm. Its redevelopment project will include the construction of six new buildings offering a total of approximately 50,000 sqm to replace the existing buildings. The complex is located in Strzegomska Street, close the city centre and Wrocław Airport, near the Inner City Ring Road and Legnicka Street, which provide easy access to all parts of the city.

Warsaw building permits now take 18 months

by Property Forum
Warsaw's residential land market is undergoing a shift in how plots are valued. Alongside location and development potential, the ability to move efficiently through the investment process has become a key factor. Land with a clear planning status and a valid building permit is becoming increasingly valuable. The current market environment requires much greater selectivity and a thorough assessment of investment risk, says Damian Karkośiński, Investment and Acquisitions Specialist at Walter Herz.
