Cushman & Wakefield has been appointed as the property manager of the Vibe office building in Warsaw’s Wola district.

Vibe, which delivered 15,000 sqm to the Warsaw market, had been developed in line with Ghelamco’s ESG strategy. It features a Building Energy Management System (BEMS) that will reduce energy consumption and an InBin app to analyse tenants’ carbon footprint on the basis of waste weight data. Its sustainability will be confirmed by WELL, BREEAM, DGNB and Green Building Standard certifications, with the goal of obtaining the highest ratings of Platinum and Outstanding in the first two schemes. The office building already boasts the highest level of SmartScore and WiredScore Platinum certification. Ultimately, the building will be powered by 100% clean energy.

"We have built a long-standing and positive relationship with Cushman & Wakefield acting as property manager for our buildings. The company and its professionals have excelled in the neighbouring complex The Warsaw HUB, so I am confident that the new office building we have developed in the vicinity of Rondo Daszyńskiego is in the right hands”, says Jarosław Zagórski, Managing Director, Ghelamco Poland.

"Vibe’s functional design is perfectly aligned with our operating philosophy and the need to take care of each ESG aspect in the daily use of space. We are, therefore, more than pleased with the trust Ghelamco has once again placed in us. Our seasoned team will certainly get the hang of the building easily and help the landlord enhance its urban vibrancy combined with a positive vibe and a customised audiosphere composed by Wojciech Urbański, a renowned Polish composer, producer and sound designer”, says Grzegorz Dyląg, Partner, Head of Asset Services Business Space, Asset Services EMEA, Cushman & Wakefield.

Like other Ghelamco buildings, Vibe is equipped with the proprietary Signal OS system, which monitors the building’s condition. Installing anti-pandemic solutions, such as virucidal UV lamps in lifts and ventilation systems, will help ensure the health and comfort of users.

To promote the use of sustainable modes of transport, Vibe offers ample amenities for cyclists (including lockers, showers, parking and a repair station) and charging stations for electric vehicles and bicycles. It is also conveniently located for public transport near Rondo Daszyńskiego metro station, tram stops and Warszawa Główna and Warszawa Ochota railway stations.

Its tenants already include Rödl & Partner, MDDP Outsourcing, and Porsche.
