Colliers International Romania has been assigned to provide property management services for Business Garden Bucharest, the newest office complex developed by Vastint Romania, in the Orhideea area in Bucharest. As a result, Colliers reaches a managed portfolio of over 400,000 sqm and strengthens its property management activity for offices in the Capital’s Center-West area.


The Business Garden Bucharest office complex, LEED Platinum pre-certified, is the first Business Garden project in Romania and the sixth in a series with the same name developed by Vastint in several cities in Europe.

The property management division at Colliers aims to support Vastint in their mission to develop the perfect environment that can create and raise a community, so the time tenant companies’ employees spend at the office can be the most pleasant, and Business Garden Bucharest’s success can reach the maximum point”, Oana Adjudeanu, Director Property Management, Real Estate Management Services at Colliers International, said.

“Moreover, taking over the management of the complex is another step towards consolidating both Colliers' leadership in property management for class A offices and the managed portfolio, which now increases to more than 400,000 sqm, with 300,000 sqm representing offices only”, Oana Adjudeanu added.

Located in the Central-Western Bucharest business district, at the junction of Calea Plevnei and Basarab overpass, also adjacent to the well-established Carrefour Orhideea Shopping Gallery, the complex includes three class A office buildings with a total leasable area of almost 43,000 sqm, with public and commercial services available on the ground floor. The buildings are surrounded by an interior garden with generous green areas, pedestrian walkways with benches and Wi-Fi facilities for recreational activities. Business Garden Bucharest has spacious parking, which also includes priority places and charging points for electric cars. 

Antoniu Panait, General Manager Vastint Romania, states: “We are very glad to reach a new milestone, the delivery stage of our second project in Romania – Business Garden Bucharest. We are now welcoming our first tenants, having on our side the Colliers property management team, whom we chose to manage this project following a thorough analysis of the property management services market, a very competitive one I might say.”

As part of the property management mandate for Business Garden Bucharest’s 43,000 sqm of office space, the Colliers team will manage the relationship between landlord, suppliers and current or potential tenants, by providing integrated services from operational monitoring, financial services and ownership reporting.

The portfolio managed by Colliers International also includes: The Bridge, Hermes Business Campus, Stefan cel Mare Building, Art Business Center (Ponderas Academic Hospital), Phoenix Tower and Construdava, Airport Smart Offices, Domenii Offices, Jules Michelet Office Building, Casa Mosilor Office Building, Allianz Office Building Brasov and Vox Technology Park Timisoara, as well as three industrial parks in Timisoara, Brasov and Arad.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
