CA Immo has sold to Conseq Group the 42,300 sqm office building Kavci Hori Office Park in Prague in line with book value as part of its strategic capital rotation programme to focus on modern office properties in core markets.
The building in Prague 4's Pankrac submarket includes 700 parking spaces, with rental income of around €7.7 million, 96% occupancy and a Wault of nearly four years.
"Upon achieving nearly full occupancy, our business plan for Kavci Hori is completed," said Keegan Viscius, CEO of CA Immo. "With this sale, we take advantage of market liquidity to free up capital for alternative allocation options, and monetise future profits where only limited further value creation exists under our business model."
The sale aligns with CA Immo's strategy of focusing on large, Class A office properties in prime inner-city locations. The company is selling properties that don't correspond to its core business in terms of asset class, location, building quality, age, or value creation potential.
As of 30 September 2025, CA Immo's Prague portfolio consisted of six office buildings with around 110,000 sqm of lettable area and a book value of around €400 million. All buildings have Leed Platinum, Leed Gold or Dgnb Platinum sustainability certificates.
