7R will build a modern logistics complex, 7R Park Łódź East I, on a newly purchased 20 ha plot located on Brzezińska Street. This is 7R's fifth investment in the city.


7R Park Łódź East I will be constructed on an attractively located plot in the eastern part of the city, close to the Brzeziny road junction on the A1 motorway. The logistics park located in the Widzew (Nowosolna) district will offer tenants a total of 100,000 sqm space in three warehouse buildings. As part of the investment, the developer will also build a 500 m section of the Nowosolna ring road.

“We think strategically and long-term and Łódź is an important market for us. The logistics park on Brzezińska will be 7R's fifth project in Łódź, following 7R Park Łódź West I and three City Flex urban warehouses. Excellent and seamless cooperation with the city's authorities has once again allowed us to initiate the development process quickly and efficiently,” comments Bartłomiej Krawiecki, Member of the Board and Head of Development at 7R.

7R was advised by JLL on choosing the location for the new investment.

“Plans for another 7R investment in Łódź confirm the leading position of this location in Poland's warehouse sector and its great potential for further development. The Łódź market offers developers a relatively rich land base that enables the implementation of large logistics parks such as 7R Park Łódź East I. Łódź tempts investors not only with an excellent, central location but also with an improving infrastructure that ensures efficient distribution of goods both in Poland and in foreign markets”, says Tomasz Olszewski, Head of Industrial Agency CEE at JLL.

The investment’s first advantage is its proximity to the A1 motorway. Moreover, the location on Brzezińska Street is of great benefit to companies and employees as it's well-served by public transport. The availability of three bus lines enables a direct connection between 7R Park Łódź East I and Łódź, Brzeziny and Lipiny. 7R is actively looking to expand public transport routes in this area.

7R Park Łódź East I warehouses will meet the standards of Class A facilities and will be BREEAM certified. The developer has already obtained a building permit and plans to launch the first phase of the project, covering the construction of 30,000 sqm of warehouse space, in the near future.

New appointments

  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
