Zeitgeist Asset Management has received occupancy approval and a BREEAM certificate for its new mixed-use building, Zeitraum Racławicka 58, which combines serviced apartments and private student housing. The project addresses the growing demand for student and rental accommodation in Kraków.


Located just four minutes by train from Kraków’s main station, the building in the popular Krowodrza district will open this autumn. The left wing houses a private student residence with 289 beds, while the right wing offers 182 high-standard serviced apartments, available for both short- and long-term stays. The building was designed in collaboration with Reesco Hospitality and B2 Studio.

“The design of Racławicka is focused on flexibility. Both the student and apartment sections can be adapted as needed, with a modular layout that allows easy reconfiguration,” said Peter Noack, Co-Founder and Chief Executive Officer at Zeitgeist Asset Management. The student residence follows the “Chill & Thrill Balance” concept, offering fully equipped single rooms and dedicated spaces such as a gaming room, relaxation rooms, gym, and yoga area.

“Every element at Racławicka was carefully considered to make student life more comfortable — from the location close to universities, to the mix of private rooms and shared spaces, and the fully prepared starter kits,” said Zdena Noack, Managing Director at Zeitraum.

In Kraków, more than 130,000 students currently have access to just over 20,000 beds in public and private dormitories. Even assuming that around 20% live with family, tens of thousands still rely on private rentals, highlighting strong demand for new dedicated housing options.

The first tenants can move in this autumn, with reservations already open for stays starting on 1 September.

The operator, Zeitraum, manages eight student houses and three apartment buildings in Poland and the Czech Republic.
