Panattoni has begun the construction of a 42,000 sqm logistics centre for Rohlig Suus Logistics at Panattoni Park Poznań West Gate I in Tarnowo Podgórne. At the same time, work has started on a speculative facility with an area of 18,000 sqm, which is intended for a variety of tenants.

Panattoni is a long-term partner of Rohlig Suus Logistics – in 2021 alone, the international logistics operator leased almost 80,000 sqm from the developer in four locations – in Janki and Nadarzyn near Warsaw, Gliwice and Tarnowo Podgórne. The latter project – at Panattoni Park Poznań West Gate I – is to be a 42,000 sqm international logistics centre, which should be completed in July 2022 and is to be BREEAM ‘Excellent’ certified. The tenant will benefit from a range of sustainability measures, including photovoltaic installations capable of generating up to 300 kWp, green zones for employees and charging points for electric vehicles. In addition, the developer will provide, among other features, infrastructure for VNA system forklifts as well as access to over 100 docks. The facility will have a ceiling height of 12 metres.

“We have been cooperating with Rohlig Suus Logistics for over ten years now, providing space for the company virtually all over Poland – from the ‘Big Five’ locations, through Bydgoszcz and Szczecin, to emerging markets such as Lublin and Białystok. Choosing Panattoni for the subsequent four locations is the highest form of appreciation our projects have received so far, confirming our understanding of the business philosophy of Rohlig Suus Logistics and our flexibility,” says Katarzyna Kujawiak, Development Director from Panattoni, adding that: “This cooperation is also great news for the development of our ‘Go Earthwise with Panattoni’ concept. By implementing facilities for companies for which sustainability and the environment have become pillars of their entire activity, we can demonstrate our full potential in this area, because this is exactly what the other party expects.”

“The development of warehouse space in the Poznań region is being driven, among other factors, by the growing interest in logistics services provided under the VMI model (vendor-managed inventory). Increasing the buffer stocks owned by e.g. Asian suppliers allows our regional producers to avoid the unnecessary disruptions to the global supply chains that have become increasingly prevalent in recent years. For us, as a logistics operator, this is a special model of cooperation, under which we support our clients’ business activities more, reducing logistics costs and increasing the security of the production process. In this way, we also help to reduce the carbon footprint of the global chain, which, combined with the sustainability features offered by Panattoni in the facility itself, gives us a unique competitive advantage in the region,” says Marcin Grzelak, the Regional Director of Rohlig Suus Logistics.

For the international operations of Rohlig Suus Logistics, the key factor will be the distance to the A2 motorway, which will take approx. 15 minutes to reach from Panattoni Park Poznań West Gate I. This route provides efficient connections, among others, with Berlin, Łódź and Warsaw. In addition, the park is being built on national road 92, just 7 km from the Poznań West Junction with the S11 expressway. This will eventually reach Koszalin in the north, as well as Bydgoszcz and Katowice in the south.

Panattoni Park Poznań West Gate I will eventually comprise 61,000 sqm (more than 42,000 sqm for Rohlig Suus and a speculative facility of over 18,000 sqm), and will offer 126 loading docks as well as almost 220 parking spaces, including 80 for trucks.
