The construction of Warsaw EQ2 office building by Waryński Group will be completed in January 2021. The office building, which is being constructed in the Warsaw district of Wola, at the intersection of Wschowska and Ordona streets, will be equipped with modern air ventilation units that enable the selection of appropriate filters, adequately to the epidemiological threat. The operation of the ventilation system will be supervised by BMS system, monitoring air parameters. Additionally, individual spaces within the facility will be equipped with separate ventilation systems, while access to fresh air will be ensured with the installation of tilted windows in the offices.


"Nowadays, tenants pay a lot of attention to flexibility and safety in office buildings. The air that people breathe inside the buildings has a huge impact on both their health and their well-being. That is why in EQ2 we focused primarily on the most effective technology of air purification, on solutions that keep the air perfectly clean throughout the building." says Bogdan Borkowski, Chief of the Management Board at Waryński S.A. Grupa Holding.

The use of a raised floor in an office space will increase its adaptability. This solution will allow the EQ2 tenants to freely set up their workspace. Depending on the situation, it will be possible to increase or decrease the distance between work stations, as well as freely adapt the office to changing needs without bearing additional costs.

The main entrance to the building will be through an automatic revolving door. The system of revolving gates supported by access control will allow for contactless access to offices. There will be a non-contact hand disinfection station in the main hall. Lighting in all common areas in the office building will automatically respond to the presence of people, which will additionally save energy.

Finishing works are already underway on the premises. The investor has set the construction completion date for January 2021. Tenants will start moving into dedicated offices in the second quarter of 2021.

The eight-storey EQ2 office building is located near al. Jerozolimskie, al. Prymasa Tysiąclecia and Kasprzaka Streets, near the Warsaw Western Railway Station. The boutique building will offer 2.826 sq m. GLA of space. The office building is located in the vicinity of the EQlibrium building, which was commissioned over three years ago. EQ2 closes the frontage of Juliana Konstantego Ordona Street, which will soon become one of the main access routes of Odolany.

The office building will use ecological solutions conducive to environmental protection, confirmed by the BREEAM certificate rated Very Good. The immediate vicinity of EQ2, will include a zone with appropriately selected greenery for city hives. The hives with bees will be placed in the flowery part of the green terrace.

  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.
  • Lighting solutions provider Luxiona has secured 430 sqm of office space at the Warsaw-based Greenwings Offices complex. The site will serve as the company's Polish HQ and a dedicated showroom for its lighting range. Axi Immo represented the tenant in the transaction.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
