Ghelamco’s latest skyscraper at Warsaw UNIT has received a BREEAM certificate at the Outstanding level, the highest possible rating. This is the first certificate at this level for a high-rise building in Poland and the second one in Warsaw. The certificate was awarded based on the BREEAM International New Construction 2013 system.


After the Wronia 31 office building, Warsaw UNIT is the developer's second building with a BREEAM certificate at the Outstanding level. SWECO is responsible for supporting the Ghelamco team and coordinating the certification process.

"Today, Warsaw UNIT is recognized as one of Poland's best skyscrapers. Consecutive certificates, as well as the record interest of tenants, confirm this. UNIT is Ghelamco's third major project at the Daszyńskiego Roundabout, and another one that's become a huge success", says Jarosław Zagórski, Commercial and Business Development Director at Ghelamco Poland.

BREEAM is the world's oldest and best-known independent rating system for buildings and infrastructure projects. Accreditation is recognised throughout the industry as a leading standard. Among other things, the quality of the building, its environmental friendliness and the comfort of its occupants are assessed. Evaluation is carried out at each stage of construction. The method was developed by the Building Research Establishment (BRE) in the United Kingdom.

Points are awarded in 10 categories. Warsaw UNIT received the maximum number of points in the categories of transport (thanks to excellent location at the Daszyńskiego Roundabout) and water (e.g. for solutions reducing water consumption). Slightly fewer points were awarded in the categories of management, energy, materials and waste or land use and ecology. Overall, the building scored 88.5%, ensuring that it could achieve the highest possible rating.

Warsaw UNIT is already certified to the Green Building Standard. It recently received pre-certification in the latest WELL v2 Core system from the International WELL Building Institute™ (IWBI). The building is also in the process of obtaining its final WELL v2 certification, WELL Health-Safety Rating and "Building Without Barriers".

Polish-Belgian Architecture Studio Projekt is responsible for the architectural design of the skyscraper. The building is managed by CBRE, an international consultancy firm, which also has its headquarters in UNIT. The main tenant of the building is the Warta insurance company.




New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
