The total office stock in Warsaw reached 6.2 million sqm at the end of last year, while no new office space was delivered to the market in Q4 2025, according to data by the Polish Chamber of Commercial Real Estate (Pink).
The vacancy rate in Warsaw reached 9.1% at the end of Q4 2025, down by 0.6 percentage points compared to the previous quarter and down by 1.5 percentage points year-on-year. Total vacant office space amounted to 564,700 sqm. Vacancy levels reached 6.1% in central zones and 11.6% outside the city centre.
Demand for office space reached nearly 309,900 sqm in Q4 2025, marking a record quarterly result in the history of market monitoring. The most popular areas were City Centre and Służewiec.
Renegotiations accounted for 64.5% of demand in Q4, while new leases represented 31.2% and expansions 4%. The remaining 0.3% were owner occupier deals.
