The Shire - Beyond Coworking are launching a luxury project in Warsaw’s office services market. Situated in a historic building at 37 Poznańska Street, the project will feature fully equipped, independent, serviced office modules of the highest standard. 


The project includes seven independent, fully equipped, premium-class serviced modules. Far from typical coworking spaces, each module, with a capacity of 6 to 50 workstations, will feature its own kitchen, restrooms, and conference rooms. 

The property owner and operator will jointly manage the spaces, The Shire - Beyond Coworking, ensuring comprehensive services - cleaning, technical maintenance, internet, coffee, reception, and concierge support.

CBRE advised the project. 

"This is one of the few agreements involving managing a luxurious property in the very centre of Warsaw. The Shire and the property owner have developed a unique partnership unprecedented in the market, delivering a new office project in the capital. Add to this the elegant, designer interiors that The Shire is known for, the advanced features of the building, and the excellent address, and we have a product that is already attracting significant interest from clients, three months before its planned opening", said Konrad Szaruga, Director of Flexible Office Solutions at CBRE. 

Poznańska 37 is a luxury A+ class office building located in the heart of Warsaw’s Central Business District, near the Palace of Culture and Science and the city’s main transport arteries. The building resulted from the comprehensive revitalization of a historic tenement house in 1904, with two additional floors added. The modernization was completed in 2019. The property boasts a restored façade with architectural details, stylish interiors with historic stucco work, and high-end investment standards, including advanced air conditioning, security, and building management systems. Additional amenities include a three-level underground garage and a covered patio. The surrounding area offers excellent access to numerous facilities, restaurants, hotels, etc.

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
