Taking into account the mood and current investment activity, it would seem that the recession in global markets is only just developing. A clear slowdown in real estate transactions has been visible since mid-2022. Several factors contributed to it, including the increase in interest rates, uncertainty related to the geopolitical situation, the war in Ukraine, games between the USA, Taiwan and China, as well as the instability of government and economy in Great Britain and economic problems in China, claims Michał Ćwikliński, Principal, Managing Director – Poland at Avison Young.

Construction markets in CEE and SEE don’t have bright prospects

The EECFA 2022 Winter Construction Forecast Report has been released and yet another downward revision characterizes the forecast for both Southeast Europe and Eastern Europe. Southeast Europe could see shrinkage on the horizon. This, however, comes after a great period of construction between 2016 and 2021, so the market is foreseen to come down from a peak level. In this respect, the 3% decline until 2024 is no drama, in EECFA’s view. The drama is in East Europe where the peak was reached in 2018 and the market was around 10% below that peak level even before the Ukraine war began. Since then, EECFA has paused issuing forecasts in Ukraine and a status report has been prepared. Without Ukraine, the region is expected to reach its bottom in 2023.

How’s Kyiv’s office market doing during the war?

As of summer 2022, leasing activity in the Kyiv office market was near a standstill and primarily driven by office optimization, as well as lease renewals and renegotiations of existing leases, according to the latest research of CBRE Ukraine. Whereas, as of the beginning of June, we observed a slight recovery in the level of office occupancy by employees who continued to work or who returned to Kyiv. Thus, typical office attendance among corporate occupiers was ca. 10% with many tenants in IT, high tech & telecommunications, healthcare and pharmaceuticals, agriculture, FMCG and industrial sectors planning to increase occupancy to 15%.

Latest news


New leases

  • Two new shops, ISpot and Rituals, have opened in the Forum Gliwice shopping centre. A larger Half Price has also started operating. The centre is owned by Deka Immobilien and managed by MVGM.
  • Lux Med Group has joined the group of tenants in Kraków's The Park complex, opening a dental clinic in the office building. The clinic has taken up an area of almost 900 sqm in the B1 building.
  • Flexible office operator CitySpace will launch its fifth location in Warsaw in October. The development in the Nowogrodzka Square office building owned by the French property manager will operate under the name CitySpace Novo and will occupy 2,500 sq m on two floors.

New appointments

  • Pascal Gadet became General Manager of the Radisson Collection Hotel Warsaw on 1st of July this year. A native of the Netherlands, Pascal Gadet has more than 30 years' experience in the hotel industry and has been with the Radisson Group for 20 years.
  • The Office Agency team at Avison Young has gained a new member. Aleksandra Mącik has joined the team as a Consultant.
  • Marcin Kucinski, previously Chief Operating Officer, has been appointed General Manager at Royal Tulip Warsaw Apartments, replacing Rafal Kincer, who took over as CEO of Polski Holding Hotelowy as of 15th of July 2024.
